Maintenance Technician | Fielder Square Apartments

Memphis, Tennessee

We are currently searching for an experienced Maintenance Technician to join our team at Fielder Square Apartments in Memphis, Tennessee.

Fielder Square is a well-established multifamily community where our maintenance team plays an essential role in creating a comfortable, attractive, and well-maintained living environment for our residents.

As a Maintenance Technician, you'll be hands-on throughout the community, completing service requests, preparing apartment homes for new residents, performing preventative maintenance, and helping ensure the property and its amenities are maintained to a high standard.

We are looking for someone who takes pride in their work, enjoys solving problems, and understands that great maintenance is a key part of the resident experience. You'll work closely with the Community Manager and other team members in an environment that values professionalism, teamwork, responsiveness, and proactive care.

Responsibilities Include:
  • Maintain the physical condition and appearance of the community, apartment homes, common areas, amenities, and grounds.
  • Diagnose and perform routine maintenance and repairs in a timely, professional manner.
  • Complete resident service requests accurately and efficiently while providing excellent customer service.
  • Assist with apartment make-readies, including inspecting vacant homes, identifying needed repairs, and completing work to ensure apartments are ready for new residents.
  • Perform general repairs involving plumbing, electrical, appliances, HVAC, carpentry, drywall, painting, and other areas as needed.
  • Complete preventative maintenance according to company standards and maintain accurate records of work performed.
  • Inspect the exterior of the property and common areas regularly and address maintenance or safety concerns.
  • Assist with maintaining an organized maintenance shop, tools, equipment, parts, and supply inventory.
  • Communicate regularly with the Community Manager regarding service requests, property conditions, needed repairs, and special projects.
  • Work with outside contractors and vendors as needed and help ensure work is completed according to expectations.
  • Perform emergency maintenance and participate in the community's after-hours on-call rotation as required.
  • Follow all company safety standards, OSHA requirements, applicable health codes, and established maintenance procedures.
  • Assist with required property inspections and ensure maintenance-related documentation is completed as assigned.
  • Promote positive resident relations by maintaining a friendly, courteous, and professional attitude with residents, prospects, vendors, and fellow employees.
  • Complete additional maintenance projects and responsibilities as assigned by the Community Manager or Regional Manager.
Experience,

Skills & Requirements:
  • Previous apartment, multifamily, residential, or similar maintenance experience preferred.
  • Working knowledge of general maintenance and repair, including plumbing, electrical, appliances, HVAC, carpentry, and other building systems.
  • HVAC/EPA certification preferred.
  • Ability to troubleshoot maintenance issues and determine appropriate repairs.
  • Ability to operate hand and power tools safely and effectively.
  • Valid driver's license and reliable transportation required.
  • Ability to participate in an after-hours on-call rotation.
  • Strong communication, organization, and customer-service skills.
  • Ability to work independently while also contributing as part of a team.
  • Must be able to perform the physical requirements of the position, including lifting and moving appliances and equipment up to 100 lbs. with appropriate assistance or equipment.
  • Ability to walk, stand, sit, kneel, squat, bend, stoop, push, pull, twist, climb stairs and ladders, grasp, reach, and perform other physical activities required to complete maintenance work.
  • Ability to work indoors and outdoors in varying weather conditions, including periods of extreme heat and cold.
