Construction Project Manager

A growing commercial construction company is seeking an experienced Construction Project Manager to lead complex projects throughout the Puget Sound region. You will manage projects from preconstruction through closeout, overseeing budgets, schedules, subcontractors, and client relationships while ensuring work is delivered safely, on time, and within budget. This role offers a clear growth path into a Sr Project Manager position as the company continues to expand its portfolio in the greater Seattle area.

Responsibilities
  • Lead commercial construction projects from preconstruction through closeout, ensuring successful delivery in terms of safety, schedule, quality, and budget.
  • Manage overall project budgets, including cost tracking, forecasting, and cost control to keep projects within approved financial parameters.
  • Develop, maintain, and update detailed project schedules, coordinating with internal teams, subcontractors, and clients to meet key milestones and deadlines.
  • Oversee subcontractor buyout, including scope definition, bid package preparation, evaluation of proposals, and award of contracts.
  • Administer contracts and change management processes, including preparing, reviewing, and negotiating change orders to reflect scope changes accurately.
  • Coordinate and track RFIs (Requests for Information), ensuring timely responses and documentation to maintain project momentum and clarity.
  • Manage project documentation, including contract documents, drawings, specifications, RFIs, change orders, and closeout materials.
  • Collaborate closely with clients, architects, engineers, and subcontractors to maintain strong relationships and clear communication throughout the project lifecycle.
  • Provide leadership and direction to project teams, fostering collaboration, accountability, and a proactive approach to problem-solving.
  • Monitor construction progress on site, addressing issues promptly, and ensuring work meets design intent, quality standards, and code requirements.
  • Support and participate in design-build and GC/CM delivery methods, coordinating design and construction teams to optimize project outcomes.
  • Lead and oversee ground-up construction projects, including core and shell work, from initial planning through completion.
  • Manage public works and commercial projects, ensuring compliance with applicable regulations, standards, and contractual requirements.
  • Prepare and review project estimates and budgets, collaborating with preconstruction and estimating teams to align scope and cost.
  • Coordinate tenant improvement, K-12 education, municipal, multifamily, mixed-use, and other commercial project types as assigned.
  • Utilize construction management software, such as Procore when applicable, for project tracking, documentation, and communication.
  • Participate in and contribute to subcontractor outreach efforts to maintain a diverse and reliable local subcontractor network.
  • Ensure all project closeout activities are completed, including punch lists, as-built documentation, and turnover to the client.
Essential Skills
  • Minimum of 5+ years of commercial construction project management experience.
  • Proven experience managing project budgets, including cost tracking, forecasting, and cost control.
  • Demonstrated ability to develop and manage project schedules for commercial construction projects.
  • Hands-on experience with subcontractor buyout, including bid package preparation and contract award.
  • Strong understanding of contract administration, including contract management and change order processes.
  • Experience managing RFIs and change orders on complex construction projects.
  • At least 2+ years of experience working on K-12 education construction projects.
  • Successful completion of at least 2+ ground-up commercial projects, including core and shell work.
  • Solid experience in construction management and project management within commercial environments.
  • Ability to manage public works projects and navigate related requirements and procedures.
  • Strong leadership skills with the ability to guide project teams and subcontractors effectively.
