Construction Project Manager

A growing commercial construction company is seeking an experienced Construction Project Manager to lead complex projects throughout the Puget Sound region. You will manage projects from preconstruction through closeout, overseeing budgets, schedules, subcontractors, and client relationships while ensuring work is completed safely, on time, and within budget. This role offers a clear path to advance into a Senior Project Manager position as the company continues to expand its project portfolio in the greater Seattle area.

Responsibilities
  • Lead commercial construction projects from preconstruction through closeout, ensuring all phases are planned, coordinated, and executed effectively.
  • Manage overall project budgets, including cost forecasting, tracking, and reporting, to ensure projects are delivered within financial targets.
  • Develop and maintain detailed project schedules, monitor progress, and proactively adjust plans to keep projects on track and on time.
  • Oversee subcontractor buyout, including scope development, bid package preparation, evaluation of proposals, and award recommendations.
  • Administer contracts and change orders, ensuring accurate documentation, compliance with contractual requirements, and timely processing.
  • Coordinate and manage RFIs, ensuring clear communication between field teams, design professionals, and stakeholders to resolve issues quickly.
  • Lead and participate in estimation and preconstruction activities, including reviewing drawings, specifications, and core and shell scopes.
  • Manage ground-up construction projects, including core and shell work, public works, and commercial builds, from mobilization through turnover.
  • Maintain strong client relationships by serving as the primary point of contact, providing regular updates, and addressing concerns promptly.
  • Collaborate closely with field teams, superintendents, and subcontractors to ensure work is performed safely, efficiently, and to quality standards.
  • Implement effective cost control and construction scheduling practices to optimize project performance and resource utilization.
  • Oversee tenant improvement, mixed-use, multifamily, K-12, municipal, and other commercial project types as assigned.
  • Utilize project management and construction management tools, including Procore when applicable, to track project information and documentation.
  • Prepare and manage bid packages for public and private commercial projects, coordinating with the local subcontractor network as needed.
  • Identify and mitigate project risks, resolve issues, and apply strong problem-solving skills to keep projects moving forward.
  • Provide clear leadership to project teams, fostering collaboration, accountability, and a positive, family-oriented work culture.
  • Ensure all project closeout activities are completed, including punch lists, final documentation, and turnover to clients.
Essential Skills
  • Minimum 5 years of commercial construction project management experience.
  • Demonstrated experience managing project budgets, schedules, subcontractor buyout, and change orders.
  • Strong understanding of contract administration, contract management, and cost control in a commercial construction environment.
  • Hands-on experience with ground-up commercial construction projects, including at least 2 completed ground-up commercial projects.
  • At least 2 years of experience working on K-12 education construction projects.
  • Proven ability to manage RFIs, change orders, bid packages, and public works projects.
  • Solid project management and construction management skills across preconstruction, execution, and closeout phases.
  • Strong leadership abilities with a track record of guiding project teams and subcontractors effectively.
  • Excellent communication skills, both verbal and written, with the ability to interact professionally with clients, design teams, and field staff.
  • Effective problem-solving skills and the ability to make sound decisions under time and budget constraints.
Work Environment
