Maintenance Worker

The Maintenance Worker is responsible for the upkeep, repair, and safety of residential homes serving individuals with Intellectual and Developmental Disabilities (IDD). This role ensures that all homes are safe, functional, clean, and compliant with applicable health, safety, and licensing regulations, while being mindful of the needs and routines of the residents who live there.

Essential Duties and Responsibilities:

• Perform routine and preventive maintenance on residential properties, including plumbing, electrical (basic/non-licensed tasks), HVAC filters, appliances, doors, windows, and flooring.
• Respond promptly to maintenance requests and emergency repair calls from house managers or staff, prioritizing resident safety and comfort.
• Conduct regular inspections of homes and grounds to identify and address safety hazards, code violations, or accessibility barriers (e.g., ramps, grab bars, lighting).
• Complete minor repairs such as patching drywall, fixing fixtures, unclogging drains, repairing furniture, and touch-up painting.
• Maintain exterior grounds, including lawn care, snow/ice removal, trash removal, and general curb appeal.
• Ensure compliance with fire safety systems (smoke detectors, fire extinguishers, exit routes) and coordinate inspections/testing as required by state licensing.
• Assist with setup and adaptation of homes to meet individual residents' physical, sensory, or mobility needs (e.g., installing safety equipment, adaptive fixtures).
• Maintain an inventory of tools, supplies, and equipment; order materials as needed within budget guidelines.
• Document completed work orders, repairs, and inspections accurately and in a timely manner.
• Coordinate with outside licensed contractors (electricians, plumbers, HVAC technicians) for specialized repairs beyond scope of role.
• Follow all agency policies regarding infection control, universal precautions, and confidentiality (HIPAA) when working in occupied homes.
• Interact respectfully and appropriately with residents, understanding this is their home, not just a worksite.
• Participate in on-call rotation for emergency maintenance issues (e.g., heating failure, water leaks) as needed.
• Maintain compliance with all agency, state, and OSHA safety standards.

Qualifications:

• Education/
  
  Experience:
  
  High school diploma or GED required. 2+ years of general maintenance, facilities, or handyman experience preferred. Experience working in residential, healthcare, or human services settings a plus.
• Skills/Knowledge:
  Working knowledge of basic plumbing, electrical, carpentry, and HVAC systems. Ability to safely operate hand and power tools. Basic understanding of building codes and safety regulations. Strong problem-solving skills and ability to prioritize multiple work orders. Good communication skills for interacting with residential staff and, occasionally, residents.
• Certifications/Licenses:
  Valid driver's license and reliable transportation (travel between home sites required). CPR/First Aid certification (or willingness to obtain upon hire). Must pass background check, including OIG/Medicaid exclusion screening and motor vehicle record check, as required for work in IDD residential settings.

Physical Requirements:

• Ability to lift/carry up to 50 lbs regularly, and up to 75+ lbs occasionally with assistance.
• Ability to climb ladders, kneel, bend, crouch, and work in tight spaces.
• Ability to stand and walk for extended periods.
• Ability to work both indoors and outdoors in varying weather conditions.
• Visual and auditory acuity sufficient to identify safety hazards and communicate effectively.

Work Environment:

• Work is performed primarily in occupied residential group homes where individuals with IDD live.
• May require flexible scheduling, including evenings, weekends, or on-call availability for emergencies.
• Exposure to typical household maintenance hazards (tools, chemicals, ladders) requiring adherence to safety protocols.
• Requires sensitivity, patience, and respect when working around residents with varying support needs.
