Summary/Objective:

The Warranty Service Representative is responsible for delivering quality warranty service to new homeowners in assigned communities/territory. They will work closely with homeowners to resolve warranty issues in new homes, by coordinating with subcontractors, superintendents, and other trades people to ensure completion and quality.

Job Duties:
  • Preforms Quality Walks, New Homeowner Walk-Through, House 2 Home Walk, 60-Day Walk, and 11-Month walk with homeowners.
  • Works with Superintendent to ensure homes are prepared for homeowner Walk-Through.
  • Educate new homeowners on features of their home, identifying items that may need repairs and delivering the home in move in condition.
  • Schedule subcontractor or vendor work for warranty repairs.
  • Complete minor repair work, including but not limited to carpentry, patch, and paint.
  • Supervise all trade contractors completing warranty repairs to ensure that all issues are addressed, and quality repairs are made.
  • Obtain homeowners walk through and warranty sign-offs.
  • Update Punchlist Manager with notes and photo documentation and report any issues to the Warranty Service Director.
  • Manage all incoming emergency after hours calls for resolution to emergency warranty issue.
  • Attend weekly construction, sales, customer service team meetings per project.
  • Maintain a good relationship with homeowners, subcontractors, and other Williams Homes team members.
Requirements Education,

Knowledge, Skills and Abilities:
  • High School diploma required.
  • 2-3 years minimum construction fit and finish or repair experience.
  • Must be able to read, understand, and interpret construction documents.
  • Must have the ability to manage a heavy and evolving workload independently and successfully.
  • Attention to detail, excellent organization skills, and ability to perform efficiently and accurately in a fast-paced dynamic environment.
  • Strong written and verbal communication skills.
  • Knowledge of MS 365, Outlook, Word, Excel, and other standard office equipment.
  • Ability to lift 50lbs, stand for long periods of time, climb ladders and access small spaces, e.g. attics.
