Reporting to the Director of Maintenance, the Maintenance/HVAC Technician is responsible for coordinating and overseeing maintenance activities within the assigned apartment community, ensuring that the property complies with Can Am Property Management policies, industry regulations, and local, state, and federal laws. The incumbent plays a crucial role in preserving infrastructure, training staff, and traveling within the portfolio.
Key Responsibilities General Maintenance & Repair- Perform routine and emergency maintenance duties including electrical, plumbing, HVAC, carpentry, appliance repair, flooring, and groundskeeping.
- Assist with HVAC system installation, troubleshooting, and repair under supervision.
- Handle general carpentry tasks such as drywall repair, cabinetry, countertops, window/glass replacement, lock changes, and tiling.
- Complete work orders and service requests promptly, ensuring high-quality results and resident satisfaction.
- Prepare units for move-in (make-readies), including painting, repairs, cleaning, and inspections.
- Conduct routine property inspections of grounds, buildings, and amenities to ensure safety, functionality, and aesthetics.
- Execute scheduled preventive maintenance tasks on equipment and systems (HVAC, boilers, etc.).
- Report safety hazards, deficiencies, or needed repairs to the Maintenance Supervisor promptly.
- Participate in after-hours emergency on-call rotation; respond within 15 minutes when on call.
- Assist in managing emergency situations such as floods, fires, power outages, and inclement weather conditions (e.g., snow removal).
- Maintain a clean, organized, and stocked maintenance shop.
- Assist with tracking and managing inventory of tools, parts, and supplies.
- Support vendor coordination and verify quality of work when external services are required.
- Deliver excellent customer service to residents and staff, maintaining a courteous and professional demeanor.
- Communicate clearly with residents regarding maintenance issues, timelines, and resolutions.
- Deliver notices and documentation to residents when requested.
- Collaborate with the maintenance and office team to meet property goals and complete larger community projects.
- Participate in staff meetings, required training, and safety sessions.
- Maintain a proactive and solution-oriented approach to all tasks.
- High school diploma or equivalent required.
- Minimum 1 year of experience in residential or commercial property maintenance.
- Basic proficiency in Microsoft Office and mobile work order systems.
- Highly organized, punctual, and detail-oriented.
- Strong working knowledge of HVAC systems preferred; ability to assist in HVAC installs.
- Understanding of Fair Housing regulations, OSHA safety standards, and building codes.
- Excellent customer service, problem-solving, and time-management skills.
- Valid driver’s license and reliable transportation.
- Must have a smartphone for on-call communication.
- Ability to work weekends, holidays, overtime, and be on-call as needed.
- Must respond to on-call emergencies within 15 minutes.
- EPA HVAC certification required or must be obtained within 30 days of hire.
- Travel between properties may be required.
- Ability to lift or move up to 100 lbs.
- Ability to climb ladders and stairs, work at heights, and use hand tools.
- Must be able to work outdoors in varying weather conditions.
- Frequent standing, walking, bending, kneeling, reaching, and repetitive movements.
- Ability to work under pressure and in physically demanding environments.
- Valid driver’s license and proof of auto insurance.
- HVAC EPA certification (or willingness to obtain within 30 days).
- Additional licenses may be required based on state/local law or property requirements.
English oral and written is required for this position.
