Job Description
The HVAC Technician is responsible for installing, troubleshooting, repairing, and maintaining production and facility HVAC equipment in accordance with safety, predictive, and productive maintenance systems to support the achievement of the site’s business goals and objectives.
- Schedule, monitor, and perform preventative maintenance on water-supplied heat pumps.
- Diagnose problems and repair HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural, and appliance issues.
- Respond promptly and professionally to work order requests.
- Ensure residential units are turned in on time and that work is completed properly.
- Provide excellent customer service to tenants and promote a quality living experience.
- Provide on-call service when scheduled and perform emergency maintenance work when required.
- Inspect buildings and grounds for safety and cleanliness, alerting Maintenance to needed repairs.
- Assist supervisor with scheduling, vendor communication, and contractor coordination.
- Assist supervisor in obtaining bids from outside contractors and oversee contractor work for completeness.
- Assist with purchasing maintenance supplies within the planned budget.
- Accurately prepare and submit property invoices per established guidelines.
- Communicate with supervisor regarding the overall maintenance function of the property.
- Participate in company-provided training such as fair housing, safety, non‑discrimination, and harassment prevention.
- Comply with all national standards, health and safety rules, and applicable local, state, and federal laws.
- High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience.
- Associate’s degree in mechanical, electrical, or industrial maintenance is a plus.
- Four or more years of manufacturing experience with strong hydraulic, pneumatic, mechanical, and industrial skills; some PLC experience and HVAC skills are desired; vacuum furnace experience is preferred.
- HVAC Universal certification required.
- Must be highly motivated and able to work independently.
