Sr Technician Facilities - Realty Investors - SS

Job Overview

As a Senior Technician, you will provide facility maintenance services and operations for our company facilities. You will maintain and repair plumbing, carpentry, painting, plastering, electrical maintenance, HVAC operations, housekeeping, and landscape/grounds maintenance.

• Use advanced skills to perform maintenance service and repairs in a specialized technical and skilled trade for the organization’s facilities.
• Ensure maximum efficient operations of facilities and equipment, as well as the care of all grounds and support equipment, through direction of a technical support staff.
• Ensure that all systems including utility infrastructure are fully operational and inspected according to accepted standards and practices, including preventive maintenance schedules.
• Develop and implement preventive maintenance and repair programs and procedures for structural, HVAC, electrical, mechanical, plumbing and/or refrigeration systems for company facilities.
• Act as a source of direction for the training and guidance of less experienced staff.
• Remain familiar with and align with all federal, state and local safety and environmental laws and regulations.
• Perform other responsibilities as assigned.
• Report to the Supervisor/Manager.

• Education:
  
  High school diploma or equivalent.
• License/Certification/Designation:
  Industry trade certifications strongly preferred.
• Experience:
  
  At least four years of related work experience; may have experience in carpentry, painting, plastering, electrical maintenance, plumbing, HVAC maintenance and operations, janitorial and/or grounds maintenance.
• Knowledge, Abilities and
  
  Skills:
  
  General knowledge of HVAC mechanical and life safety systems, motor controls, vibration analysis, equipment balancing, mechanical test equipment, and ability to install, maintain, repair, and operate moderately complex HVAC, plumbing, or electrical systems and devices. Ability to troubleshoot, test, and interpret blueprints and electrical schematics.

  Experience and skills in training and guiding less experienced staff.

Overtime Eligibility:
Eligible (Non‑Exempt)

Working Conditions:

Building maintenance environment. Overtime and non‑standard work hours as needed. May be required to work non‑standard and/or rotating shifts and outside in various weather conditions. Requires the ability to lift and carry objects weighing over 50 pounds and to push or move up to 100 pounds. Ability to lift, carry, walk, kneel, stoop, climb, balance, and work from heights. Frequent exposure to cleaning chemicals and solutions.

A valid driver’s license and safe driving record are required.
