The Hallmark Company is excited to announce an opening for an Apartment Maintenance Specialist. This vital role involves performing repairs, troubleshooting issues, and conducting preventative maintenance on a variety of apartment equipment, including appliances, electrical systems, and plumbing. Join us in maintaining and enhancing the operating conditions, quality, and overall appearance of our properties. Candidates must bring their own tools.
Key Responsibilities- Conduct repairs, troubleshoot systems, and ensure preventative maintenance is completed efficiently. Follow standardized approaches for maintenance and troubleshooting.
- Utilize your expertise and tools to carry out basic on-site repairs, including HVAC systems, appliances, water heaters, electrical systems, plumbing, and any specialized equipment present on the property.
- Be available for emergency maintenance calls on a 24/7 basis as scheduled.
- Provide guidance and training to Groundskeepers and entry-level Maintenance Technicians.
- Oversee and perform troubleshooting for all property systems, ensuring timely repairs.
- Carry out maintenance inspections, including assessments of building and alarm systems. Assist in preparing properties for inspections by regulatory bodies.
- Perform Preventive Maintenance tasks such as winterizing facilities to prevent freezing, inspecting HVAC systems, maintaining swimming pool equipment, cleaning pools, and ensuring all HVAC and lighting in vacant units are off daily.
- Inspect vacant units to ensure turnover tasks are complete and paint as necessary.
- Evaluate subcontractors and document their work quality and products.
- Regularly inspect grounds and common areas, removing litter and debris to maintain a clean environment.
- Clear snow and ice from sidewalks, steps, and driveways as needed.
- Participate in and complete all required training sessions.
- Document maintenance requests accurately and maintain an organized inventory of parts.
- Safely handle and move heavy equipment using appropriate techniques.
- Perform additional duties as assigned.
- A minimum of two (2) years of maintenance experience or an equivalent combination of education and experience.
- HVAC and/or EPA certification is preferred.
- Experience in multifamily settings is highly desirable.
- Fair Housing Certificate is required.
- Certified Pool Operator (CPO) certification is advantageous.

- Pay Rate: $14.00 - $16.00 per hour
Schedule:
- 8-hour shifts
- Monday through Friday
- On-call as necessary
- Occasional overtime opportunities
- Weekend work as needed
