A real estate investment and development firm is seeking a Junior Associate to support the evaluation, development, asset management, and disposition of real estate investments across multifamily, industrial, and land development. The position will work directly with the investment and development team and will provide exposure to the full lifecycle of a real estate investment - from initial underwriting and acquisition through pre-development, development, construction, stabilization, asset management, financing, and eventual disposition.
This is an analytical position with significant responsibility for financial analysis, project tracking, research, and decision support. The successful candidate must be comfortable working with detailed financial information, large data sets, complex Excel models, and multiple projects simultaneously.
PRIMARY RESPONSIBILITIES
- Build, maintain, and analyze detailed real estate financial models in Excel.
- Underwrite acquisitions, developments, land opportunities, and other potential investments.
- Analyze project-level returns, cash flows, operating assumptions, development costs, financing structures, and exit scenarios.
- Prepare sensitivity analyses and evaluate the impact of changes in rents, expenses, construction costs, interest rates, timing, leverage, and exit assumptions.
- Review historical operating information, budgets, market data, and third-party reports.
- Assist with investment committee materials and acquisition recommendations.
- Conduct comparable property, market, and transaction analysis.
- Assist with acquisition due diligence from initial evaluation through closing.
- Assist with development budgets, schedules, and project reporting.
- Track project costs, commitments, draws, change orders, and budget variances.
- Assist with disposition underwriting and valuation analysis.
- Prepare sales and exit scenarios.
QUALIFICATIONS
Required:
PLEASE DO NOT APPLY IF YOU DO NOT HAVE AT LEAST 1 YEAR OF EXPERIENCE AND NO MORE THAN 4 PREFERABLY 3. 1-3 years of experience in real estate, investment banking, private equity, development, asset management, consulting, finance, or a related field. Strong financial and analytical capabilities. Advanced Excel skills and experience building financial models. Strong understanding of financial statements and financial analysis.
Ability to work with large amounts of data and identify trends, inconsistencies, and key drivers. Exceptional attention to detail. Strong organizational and time-management skills. Ability to manage multiple projects and deadlines simultaneously. Strong written and verbal communication skills. Ability to work in a fast-paced, deadline-driven environment. High level of proficiency with Microsoft Office, particularly Excel. Experience with real estate underwriting and financial modeling.
Experience analyzing multifamily, industrial, or land development opportunities. Knowledge of real estate investment metrics including IRR, equity multiple, NOI, cap rates, leverage, development yields, and cash-on-cash returns. Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, Engineering, or a related discipline. The position requires an individual who is analytical, disciplined, detail-oriented, and highly accountable. The successful candidate will be expected to work independently, manage competing priorities, meet deadlines, and produce accurate work with limited supervision.
