As a Senior Title Search & Automation Specialist
, you'll bridge the gap between traditional title examination and cutting‑edge technology.

You'll work alongside software engineers, AI specialists, and product managers to convert complex title examination knowledge into structured workflows that power Titl's automated title search platform.

This role is ideal for someone who enjoys solving difficult title problems, documenting best practices, and helping build software that will redefine how title searches are completed.

• Perform residential and commercial title searches across multiple jurisdictions.
• Analyze complex chains of title and resolve difficult ownership issues.
• Research edge cases involving probate, divorce, tax deeds, foreclosures, easements, plats, judgments, bankruptcies, and other title defects.
• Validate search results generated by Titl's automated platform.

• Translate title examination expertise into structured, machine‑readable logic that powers Titl's AI‑driven search platform.
• Define search methodologies, decision trees, business rules, and examination standards.
• Help train and improve AI models by reviewing outputs and identifying opportunities for refinement.
• Collaborate with engineering teams to improve automation accuracy and product capabilities.
• Document title workflows that can be standardized across jurisdictions.

• Support expansion into new states and counties by documenting:
• Recording systems
• Search requirements
• County‑specific procedures
• Index structures
• Local title practices
• Create repeatable onboarding documentation for new jurisdictions.

• Test new product releases before deployment.
• Validate AI‑generated title reports for completeness and accuracy.
• Identify bugs, inconsistencies, and workflow improvements.
• Assist with release readiness and user acceptance testing.

• Serve as the title subject matter expert across product, engineering, and operations.
• Collaborate with legal counsel, underwriters, and industry stakeholders on title standards and best practices.
• Act as a liaison between Titl, clients, and strategic partners.
• Assist with customer onboarding and provide subject matter expertise during enterprise implementations.

• 5+ years of experience performing title searches, abstracting, or title examination.
• Deep understanding of title insurance practices and real estate records.
• Experience researching complex title issues.
• Strong knowledge of:
• Deeds
• Mortgages
• Liens
• Judgments
• Probate
• Easements
• Tax records
• UCC filings
• Foreclosures
• Ability to document workflows and explain complex title concepts clearly.
• Exceptional attention to detail.

• Experience working with multiple states or jurisdictions.
• Experience with title production software.
• Familiarity with AI‑assisted workflows or legal technology.
• Experience participating in software testing or product development.
• Knowledge of county recording systems and digital public records.
• Undergraduate degree or equivalent professional experience.
