MASS is a Miami-based construction management and development advisory firm specializing in complex real estate projects across South Florida. The firm partners with developers, owners, architects, and investors to plan, entitle, and deliver multifamily, mixed-use, adaptive reuse, historic preservation, and urban infill developments. Serving as owner’s representative, construction manager, and licensed general contractor, MASS supports projects from early feasibility and pre‑construction through permitting, construction, and closeout.

Its integrated approach aligns stakeholders, anticipates challenges, and maintains control over cost, schedule, and quality, ensuring projects are buildable, efficient, and executed as intended while preserving design vision.

The Role

We’re seeking a Construction Estimator to lead preconstruction and estimating efforts for MASS’s complex projects across South Florida. You’ll work at the intersection of design and execution, developing accurate budgets and GMPs for multifamily, mixed‑use, adaptive reuse, historic preservation, and urban infill projects from early feasibility through buyout.

Key Responsibilities
  • Preconstruction & Estimating: Prepare conceptual, schematic, DD, and GMP estimates for multifamily, mixed‑use, historic preservation, and office TI projects
  • Quantity Takeoffs: Perform detailed takeoffs from plans/specs using Bluebeam, On‑Screen Takeoff, or similar. Analyze design documents for scope gaps and constructability issues
  • Budget Development: Build and maintain cost models during design phases. Lead value engineering and cost option analysis to align design intent with budget constraints
  • Subcontractor Management: Solicit, level, and analyze subcontractor bids. Build and maintain relationships with qualified trade partners across Miami‑Dade, Broward, and Palm Beach Counties
  • Bid Coordination: Manage complete bid process including invitations, RFIs, addenda, scope reviews, and award recommendations
  • Feasibility & Entitlements Support: Assist with early‑stage cost studies, zoning impacts, and permitting cost implications for complex urban projects
  • Client

    Collaboration:

    Present budgets to owners, developers, and design teams. Clearly communicate cost drivers, risks, and VE opportunities
  • Handoff to Ops: Transition projects to PM/Super teams with thorough estimate turnover, subcontractor lists, and scope narratives
Qualifications
  • Experience: 3+ years estimating ground‑up or major renovation projects in South Florida. $5M+ project experience required. Multifamily, mixed‑use, historic, or urban infill preferred
  • Education: Bachelor’s in Construction Management, Architecture, Engineering, or related field
  • Technical: Expert in reading plans/specs. Strong knowledge of CSI divisions, building systems, and South Florida market pricing
  • Software: Proficient with estimating software – Procore Estimating, Sage, Heavy Bid, or similar. Expert in Bluebeam Revu, Excel, and On‑Screen Takeoff
  • Market Knowledge: Understanding of Miami‑Dade permitting, zoning, and design review board impacts on cost. Familiar with local subcontractor market
  • Skills: Detail‑oriented with strong analytical and communication skills. Can defend numbers to owners and work collaboratively with architects
  • Licenses: OSHA 10 preferred. LEED AP or CPE a plus
