The Construction Manager is the Owner’s Representative that will oversee all aspects of construction for light to substantial rehabilitations of residential apartment communities.
Responsibilities include:
developing scope, working with architects and engineers, permitting, contractor bidding and selection, contract negotiations, daily oversight, quality assurance, schedule adherence, reviewing payment applications, and project closeout.
- Maintain and update a current CPM schedule at the jobsite at the Project Manager’s direction;
- Maintain orderly documentation of all field purchases;
- Coordinate subcontractors’ work schedules at the Project Superintendent’s direction;
- Schedule equipment and materials at the Project Superintendent’s direction;
- Ensure timeliness of all submittals and shop drawings;
- Maintain and submit accurate, timely reports and forms as required by Corporate and specific to the project;
- Accurately and continuously update the master drawing set;
- Analyze construction documents and drawings, and forecast any possible field problems; recognize discrepancies between construction documents and field conditions; communicate interpreted information to the Architect, Project Superintendent, and Project Manager;
- Review submittals and shop drawings for compliance with contract documents;
- Write RFIs as directed by the Project Superintendent; and
- Participate in all meetings on‑site including pre‑trade, subcontractor and OAC meetings.
- Bachelor’s degree or foreign degree equivalent in Civil Engineering, Architecture, or Construction Management, or related field, plus four (4) years of experience in construction management or similar, and four (4) years of experience with each of the following:
- High‑rise residence construction, specifically hotel or office construction;
- Bidding and awarding of contracts;
- Microsoft Office Suite;
- Computer‑aided design (CAD) and 3D modeling software.
