Project Manager - Tilt-Up Construction

Position Overview:

We are seeking an experienced Project Manager to lead commercial, industrial, and multi-family construction projects with a focus on tilt-up work. The Project Manager will oversee project delivery from preconstruction through closeout, ensuring projects are completed safely, on schedule, on budget, and to quality standards. This role requires strong technical knowledge of tilt wall and concrete construction, familiarity with general contractor operations, and proven leadership on mid-rise and high-rise builds.

Key Responsibilities:

  • Lead all phases of project delivery including preconstruction planning, scheduling, budgeting, procurement, construction, and closeout.
  • Manage day-to-day on-site operations and coordinate subcontractors, suppliers, and trade partners to ensure work proceeds according to plans and specifications.
  • Develop, maintain, and update project schedules, budgets, and forecasts; identify variances and implement corrective actions to mitigate cost and schedule risks.
  • Oversee quality control and assurance processes to ensure workmanship meets contract documents and industry standards for tilt-up, concrete, and structural systems.
  • Enforce site safety programs and regulatory compliance, working with safety managers and third-party inspectors to maintain a zero-incident mindset.
  • Serve as the primary client contact for project status, meetings, change orders, and approvals; foster strong client relationships and ensure high levels of satisfaction.
  • Review and manage contract documents, subcontracts, change orders, RFI responses, and submittals; coordinate permit applications and inspections as needed.
  • Perform risk assessments and implement mitigation strategies for design, constructability, and schedule challenges, including coordination for mid-rise and high-rise logistics.
  • Lead project closeout activities including punch lists, as-built documentation, warranties, and final invoicing; ensure timely turnover to owners.
  • Use construction management software (e.g., Procore, Plan Grid, Bluebeam, MS Project) to maintain project documentation, logs, and reports.
  • Mentor and develop project team members, fostering a collaborative culture and continuous improvement in processes and productivity.

Qualifications:

  • Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field preferred; equivalent experience considered.
  • Minimum of 8 years of progressive construction project management experience with demonstrated success on commercial, industrial, office, and multi-family projects; experience with mid-rise and high-rise construction preferred.
  • Direct experience with tilt-up (tilt wall) and concrete construction methods, including formwork, pours, topping slabs, and joint control.
  • Previous experience with a General Contractor environment, including subcontractor bidding, management, and contract administration.
  • Strong financial acumen with experience managing budgets, cost tracking, change orders, and schedule forecasting.
  • Proficient with construction software (Procore, Bluebeam, MS Project, Excel) and familiarity with BIM is a plus.
  • Excellent leadership, communication, negotiation, and client-facing skills with the ability to resolve conflicts and drive decisions.
  • Knowledge of local building codes, permitting processes, and OSHA safety standards; OSHA 30 certification preferred.
  • Professional certifications (PMP, CCM, LEED, or similar) and a drivers license are desirable.
  • Ability to travel to job sites regularly and work flexible hours as project needs dictate.
