Cornerstone Building Group LLC is a Miami‑based general contractor serving as the in‑house construction arm of a real estate development and investment firm with an approximately $400 million portfolio of residential, commercial, medical, and hospitality assets throughout Florida.

We are seeking an experienced Senior Project Manager who can independently take ownership of complex construction projects from preconstruction and bidding through buyout, execution, turnover, and final closeout
.

This position reports directly to the Vice President of Construction and requires a high degree of independence, accountability, and ownership. The Senior Project Manager will be responsible for the day‑to‑day planning, commercial management, execution, and successful delivery of assigned projects.

• Lead the full project lifecycle from preconstruction through final closeout
  .
• Review design, constructability, coordination, budgets, logistics, procurement strategy, long‑lead items, and project risks.
• Prepare bid packages and scopes of work.
• Solicit qualified bidders and perform bid leveling.
• Identify exclusions, overlaps, and scope gaps.
• Negotiate pricing, scope, schedules, alternates, allowances, and commercial terms.
• Prepare award recommendations and complete subcontractor buyout.
• Lead project mobilization through substantial completion.
• Coordinate Superintendents, subcontractors, consultants, design teams, utilities, inspectors, and ownership.
• Manage RFIs, submittals, shop drawings, change orders, pay applications, meeting records, project logs, correspondence, and construction documents.
• Own project budgets, commitments, forecasting, cost‑to‑complete analysis, change management, owner billing support, subcontractor payments, and financial exposure.
• Establish and maintain realistic master schedules, procurement milestones, contractual dates, and short‑term look‑ahead schedules.
• Lead punch lists, inspections, TCO/CO, commissioning, training, warranties, as‑builts, O&M documentation, lien releases, financial reconciliation, and final closeout.

• Demonstrated experience as a Project Manager and/or Senior Project Manager on complex commercial construction projects.
