OverviewThe Project Design Manager will oversee the entire design process throughout the construction lifecycle—from the conceptual stage by the Architect and Engineer (A&E) team, through planning and permitting, to final Construction Documents, for one of several school projects located in the US Virgin Islands. This role ensures the design aligns with the company and client’s vision while staying within schedule and budget constraints.
The Design Manager serves as the main point of contact for Architects and Engineers throughout the design phase and continues to provide support during construction as needed. This position will start in Miami and will then relocate to St. Thomas, the US Virgin Islands.
- The Design Manager consolidates and manages the various design consultants involved in the project(s) and is responsible for:
- Reviewing and distributing design documents in accordance with contractual deadlines and quality standards, including:
- Design Phase:
Drawings, specifications, schedules, narratives, calculations, etc. - Preconstruction and Construction Phases:
Shop drawings, RFIs (Requests for Information), PTSs (Purchase Technical Specifications), narratives, calculations, design-related NCRs (Non-Conformance Reports), SDAs (Site Design Amendments), Change Directives, and Change Orders. - Monitoring design coordination to ensure compliance with:
- Contractual technical conditions
- Codes and regulations
- Construction practices and technical details
- Constructability and budget feedback from the Preconstruction Manager and other stakeholders
- Participating in design planning and related procedures
- Ensuring design to cost coordination
- Managing third-party design contracts
- Establishing and tracking the design execution schedule
- Supporting construction teams in understanding and implementing design documents
- Collaborating with the Document Controller to ensure the latest versions of design documents are always accessible
- Facilitating, during construction, communication between project sites and external consultants
- Bachelor’s degree in Architecture, Engineering or a related field
- At least 10 years of experience in the building construction industry
- Proficient in English with excellent communication skills
- In-depth knowledge of U.S. building regulations, including IBC, NFPA, and ASTM codes
- Ability to multitask, prioritize effectively, and perform well under pressure to meet deadlines
- Proficient in AutoCAD, Revit, Navisworks, and Blue Beam
- Experience in education and/or in the Caribbean is a plus
