The candidate will be primarily responsible for underwriting new opportunities, assisting with development, and various related financial operations from inception through disposition. In addition, the candidate will provide select financial modeling and analytical support for other firm investments outside of real estate, as needed.

This role is not a generalist corporate finance or investment banking position and is intended for candidates with direct real estate investment experience. Candidates without professional real estate investment experience will not be considered.

  • Build and maintain institutional-quality real estate financial models, including acquisition, development, value‑add, and stabilized asset models.
  • Model capital structures, debt financing, equity contributions, promote waterfall structures, and exit scenarios.
  • Prepare investment committee memos, equity/debt packages, presentations and reports for investors and lenders.
  • Maintain and update models post‑closing for asset management, refinancing, and disposition analyses.
  • Prepare investment memoranda, sensitivity analyses, and materials for internal investment decision‑making.
Real Estate Transactions & Due Diligence
  • Lead and support real estate transaction due diligence, including review of rent rolls, operating statements, budgets, capital expenditure plans, construction draws, and financing terms.
  • Review and interpret transaction documentation (purchase agreements, loan documents, joint venture structures) and ensure alignment with underwriting assumptions.
  • Analyze and review offering materials, leases, operating statements, development budgets, equity and debt term sheets, third party due diligence reports, etc.
  • Support sourcing, evaluation, and execution of real estate investment opportunities.
  • Support property‑level and portfolio‑level budgeting, forecasting, and performance tracking.
  • Maintain asset‑level and fund‑level financial models and actuals.
  • Produce variance analyses, cash flow projections, and capital planning analyses.
  • Maintain a rolling 13‑week cash flow forecast with emphasis on real estate operations, development expenditures, and debt service.
  • Coordinate with external accounting firms to ensure accurate property and fund‑level reporting.
  • Participate in weekly management meetings reviewing operating performance, leasing activity, and construction progress.
Secondary Responsibility:
Cross-Platform Investment Support
  • Provide supplemental financial modeling and analytical support for non‑real‑estate investments across the firm, as required.
  • Assist with ad‑hoc modeling, scenario analysis, and performance tracking for diversified investment strategies.
  • Apply strong analytical rigor and financial modeling discipline developed in real estate to other asset classes, while maintaining primary focus on real estate.
Required Qualifications (Strict)
  • Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field. MBA is not required but is a plus.
  • Mandatory: 3–5 years of direct, hands‑on experience in real estate finance, real estate private equity, development, or institutional real estate investment management.
  • Demonstrated ability to independently build and analyze real estate financial models, including operating cash flows, development budgets, debt structures, and equity waterfalls.
  • Strong understanding of real estate fundamentals: NOI, cap rates, IRR, equity multiples, capital stacks, and development economics.
  • Advanced proficiency in Microsoft Excel;
    PowerPoint and financial modeling tools.
  • Strong communication skills and the ability to present analyses to senior investment professionals.
  • Highly organized, detail‑oriented, and comfortable operating in a fast‑paced investment environment.
