Porter

The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine and cosmetic maintenance. The Porter also supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance
  • Regular/daily onsite attendance is required
  • Cleaning, trash removal and general maintenance of grounds, buildings, breezeways and all interior and exterior community common areas
  • Respond to resident/management requests and work orders for community common areas, buildings and units in a timely manner
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways and community common areas are completed promptly
  • Inspect grounds, buildings and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
  • Understand and follow Asset key policy
  • Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
  • Participate in unit inspections as requested
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • Utilize property resources, equipment and supplies economically
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
  • Participate in on‑call emergency response at community
  • Manage excellent customer service and monitor service request turnaround and responsiveness
  • Project a favorable image of the community to achieve property objectives and public recognition
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies of the community that the immediate supervisor delegates
Education / Experience
  • High School Diploma or Equivalent
  • Basic computer skills and ability to understand on‑site software functions
  • Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Regular movement around to accomplish tasks, including traversing flat and uneven terrain
  • Requires ascending and descending ladders, stairs, ramps, step stools, working in overhead positions or reaching, repeated motions that may include wrists, hands or fingers, adjusting or moving objects up to 100+ lbs., lifting and placing objects up to 100+ lbs., operating motor vehicles and/or golf carts, exposure to outdoor weather elements, hazardous chemicals, tight and confined spaces, stationary positions, prolonged standing or sitting, operating machinery and power tools
  • Oftentimes overtime, weekends, night hours (on‑call property emergencies) are required
