Building Maintenance Superintendent is responsible for the coordination and direction of all personnel, materials, and equipment activities related to building maintenance. Responsible for coordinating contractual services, responding to customer/tenant needs and resolving operational problems. Supervises both Jackson Health System employees, and contract employees engaged in various aspects of building operation and maintenance of the Jackson Health System's buildings.
Responsibilities- Plans and directs subordinates and often personally supervises varied maintenance and construction within the properties assigned, including functions of carpentry, electrical repairs, boilers and pressure systems, refrigeration and air conditioning, painting and general mechanical repair.
- Reviews recommendations of subordinate personnel and determines course of action; evaluates practices for achievement of established maintenance and repairs objectives.
- Supervises various contract services for equipment and building maintenance; evaluates caliber of services and adherence to contract specifications.
- Interacts with leadership and management regarding equipment installation, modifications and related matters.
- Advises the relevant party/s and contractors of faulty workmanship or materials during construction or subsequent warranty periods.
- Inspects and approves supplies, selects equipment for purchase and recommends equipment modifications.
- Estimates time, labor and materials required, maintains records, prepares and submits reports.
- Develops comprehensive preventive program, recommends building repairs and improvements.
- Plans, lays out and assigns to respective foremen and craftsmen, maintenance and construction projects.
- Supervises some contract services for equipment and building maintenance; evaluates caliber of services and adherence to contract specifications.
- Responds to a variety of customer/tenant requests pertaining to maintenance and related services.
- Supervises a large preventive maintenance program, schedules monthly inspections.
- Plans, lays out and assigns maintenance and construction projects.
- Monitors equipment installation, modifications and related matters.
- Maintains individual equipment repair and service records to access and improve services provided.
- Ensures development and implementation of hospital-wide and unit specifics safety and infection control standards.
- Provides leadership through planning, organizing, coordinating, continually monitoring and evaluating the quality of services provided.
- Demonstrates behaviors of service excellence and CARE values (Compassion, Accountability, Respect and Expertise). Performs all other related job duties as assigned.
Generally requires 7 to 10 years of related experience. Management experience is required.
EducationBachelor's degree in related field is preferred.

CredentialsValid license or certification is required as needed, based on the job or specialty.
Physical RequirementsJob function is sedentary in nature and requires sitting for extended periods of time. Function may require frequent standing or walking. Must be able to lift or carry objects weighing up to 20 pounds. Jobs in this group are required to have close visual acuity to perform activities such as extended use of computers, preparing and analyzing data and analytics, and other components of a typical office environment.
