Job Description:

The Porter is responsible for maintaining the cleanliness, appearance, and overall upkeep of the residential community. This position plays a key role in ensuring that all common areas, amenities, and exterior spaces are clean, safe, and welcoming for residents, guests, and prospective residents.  #

Key Responsibilities
** Cleaning & Property Maintenance
*** Maintain cleanliness of lobbies, hallways, elevators, stairwells, and common areas.
* Sweep, mop, vacuum, and sanitize floors and high-touch surfaces.
* Clean and maintain amenity spaces, including the fitness center, pool deck, resident lounges, and recreational areas.
* Ensure restrooms and common areas are properly stocked and maintained.
* Clean glass doors, windows, and entryways as needed.
* Remove trash and debris throughout the property.
** Exterior & Grounds Maintenance
*** Maintain cleanliness of building entrances, sidewalks, parking areas, and surrounding grounds.
* Inspect and clean pet relief areas and dog parks regularly.
* Remove litter and maintain exterior trash receptacles.
* Assist with pressure washing and exterior cleaning as directed.
** Trash & Waste Management
*** Monitor and maintain trash rooms and disposal areas.
* Remove bulk trash and coordinate proper disposal.
* Ensure trash collection areas remain clean, sanitary, and odor-free.
** Property Support & Safety
*** Conduct daily inspections of assigned areas and report maintenance concerns.
* Immediately report safety hazards, property damage, leaks, or equipment malfunctions.
* Assist the maintenance team with light tasks and property upkeep.
* Support resident events, furniture setup, and special projects when needed.
* Follow all safety procedures and proper handling of cleaning chemicals and equipment.
** Resident Service
*** Maintain a professional, courteous, and helpful attitude toward residents and visitors.
* Respond promptly to cleanliness concerns.
* Support the property's luxury living standards by ensuring a clean and welcoming environment.### Qualifications
* Previous porter, janitorial, housekeeping, or property maintenance experience preferred.
* Experience in luxury residential communities or high-rise buildings is a plus.
* Ability to work independently and manage daily cleaning assignments.
* Strong attention to detail and organizational skills.
* Ability to lift up to 50 pounds and perform physical duties throughout the shift, with or without reasonable accommodation.
* Flexibility to work weekends, holidays, and varying schedules as needed.### Performance Expectations

* Complete daily cleaning checklists and assigned tasks.
* Address cleanliness concerns promptly.
* Ensure amenity areas remain presentable throughout operating hours.
