Job Title: Associate Director of Project Management (Ground-Up Construction)
Location: Miami, FL (On-site / Local Travel as Required)
Salary: $170,000 per year (plus associated company benefits)
Overview
Fortiva is partnering with a leading construction and consultancy firm to appoint an Associate Director of Project Management to lead the delivery of ground-up construction projects across Miami, South Florida and across the Carribean.
This role will oversee complex, fast-paced developments from early-stage planning through close-out, working closely with owners, developers, design teams, contractors, and key stakeholders to ensure projects are delivered safely, on schedule, within budget, and to the highest quality standards.
Key Responsibilities- Lead and manage multiple ground-up construction projects, ensuring successful delivery against schedule, budget, and quality targets.
- Drive end-to-end project delivery across preconstruction, design coordination, procurement, permitting, construction, commissioning, and handover.
- Establish and maintain project governance, controls, and reporting, including schedule management, cost control, risk management, and change control.
- Coordinate and influence internal and external stakeholders including owners, developers, architects, engineers, consultants, general contractors, and authorities having jurisdiction.
- Lead project teams and support the development of a high-performing delivery culture across multiple work streams.
- Identify, manage, and mitigate risks relating to safety, cost, schedule, procurement, supply chain, utilities coordination, and site constraints.
- Ensure adherence to contractual requirements, local building codes, and best practice delivery standards.
- Support commercial outcomes including procurement strategy, contract administration, claims avoidance, and dispute resolution when required.
- Champion quality assurance and long-term asset performance, ensuring robust close-out documentation and smooth project handover.
- Proven experience delivering ground-up construction projects (commercial, residential, mixed-use, healthcare, hospitality, industrial, or similar).
- Strong understanding of full lifecycle construction delivery, including preconstruction and permitting through to completion.
- Excellent leadership and stakeholder management skills with the ability to operate credibly across owners, contractors, consultants, and local authorities.
- Strong commercial and contractual acumen, including familiarity with change management and cost controls.
- Demonstrable ability to lead teams, manage multiple priorities, and deliver in a high-accountability environment.
- PMP (or equivalent) preferred (but not essential if experience is strong).
