The Asset Manager candidate will be responsible for overseeing and managing a diverse portfolio of affordable housing assets, ensuring compliance with FHFC, HUD, Section 8 and LIHTC regulations maximizing asset value and minimizing risk. The ideal candidate will understand the affordable housing market, strong financial acumen, and a proven history in asset management. This position will be hands-on and will be expected to visit properties several times a year and work closely with 3rd party property management, accounting, and ownership teams.
This position reports directly to the VP of Asset Management.
- Reviews monthly financial statements, perform income and expense analysis, balance sheet analysis and budget variance comparisons.
- Assist in preparation of monthly owner reports and track the property cash flow reporting schedule.
- Lead or assist in coordinating lender, FHFC, and investor reporting. Including the oversite of all reporting requirements, reviews all reporting for accuracy and ensures delivery to external partners on time.
- Reviews resident service programs to ensure compliance with regulations.
- Identify properties with operational issues, investigate causes and facilitate problem resolution; work to resolve issues through collaboration with 3rd party management.
- Conducts annual site visit inspections and completes property inspection reports, potentially more frequently for properties with concerns to avoid LP Watch Lists and develop action plans and implement to correct problems.
- Evaluate property management performance including staffing. Discuss performance or concerns with manager.
- Assist in building the structure of the Asset Management department organizationally and online systems.
- Establish and monitor 3rd property management expectations from lease up through the end of the compliance period.
- Develop relationships with community partners, non-profit partners, housing authority resident organizations, with the focus to enhance the portfolio needs.
- Review funding requests during the lease up and verify accuracy prior to submitting requests.
- Develop and collaborate with 3rd party management in preparation of annual budgets and ensure they meet owner and partnership expectations.
- Support and collaborate with development and construction department colleagues as needed.
- Monitor reserve balances and submit replacement reserve requests when directed.
- Knowledge of property preventative maintenance and new construction transition to operations.
- Other duties as directed or special projects assigned by manager.
- Bachelor’s degree or equivalent combination of experience, education, training, licenses and or certificates.
- Minimum of 3 years of Asset Management experience
- Team oriented with strong analytical, organization, and critical thinking skills.
- Excellent communication and negotiation skills.
- Proficiency in relevant software, Onesite or Yardi.
- Highly organized with the ability to multi-task and set priorities with moving targets.
- Strong verbal and written communication skills
- Initiative-taker and able to work independently with the ability to meet deadlines, accomplish work in order of priority.
- Must be willing to travel.
