Assistant Director of Facilities

Ultra-Luxury Residential Condominium

Black Briar Management is seeking an experienced Assistant Director of Facilities to support operations at an ultra-luxury residential condominium in Downtown Miami. This role is ideal for a hands‑on facilities leader with strong technical knowledge and experience managing high‑end properties.

Position Details
  • Reports to: Director of Facilities
  • Schedule: Monday–Friday, 8:00 a.m. – 5:00 p.m.
  • On-Call: 24/7 availability for operational needs
Key Responsibilities
  • Oversee preventive, predictive, and corrective maintenance programs
  • Supervise, train, and evaluate maintenance staff and contractors
  • Manage maintenance budgets and control operational costs
  • Ensure proper operation of HVAC, electrical, plumbing, and mechanical systems
  • Coordinate vendors and contractors to ensure quality and compliance
  • Ensure compliance with safety standards and local, state, and federal regulations
  • Lead facility projects, renovations, and system upgrades
  • Develop and execute emergency response and contingency plans
  • Communicate maintenance updates to management and residents
  • Identify opportunities for operational improvements and efficiencies
Qualifications
  • Bachelor's degree in Facilities Management, Engineering, or related field
  • (Equivalent experience will be considered)
  • 5–8 years of facilities maintenance experience, including 2–3 years in a leadership role
  • Strong knowledge of building systems, codes, and regulations
  • Experience managing budgets and maintenance programs
  • Proficiency with CMMS and related systems
  • Excellent leadership, communication, and problem‑solving skills
Preferred Certification:
Certified Facilities Manager (CFM) Additional Requirements
  • Ability to perform facility inspections and physical tasks as needed
  • Bilingual:
    English and Spanish
