Job Description
Join HH Red Stone, a fast-growing property management company with a strong national footprint. We are seeking an experienced Senior Property Manager to oversee a multi-site portfolio of residential communities across Washington, DC.
This is a high-impact leadership role responsible for driving operational excellence, financial performance, and team development across a dynamic urban portfolio. The ideal candidate is both strategic and hands-on—comfortable managing day-to-day operations while partnering with leadership on long-term asset performance.
What You’ll Do- Oversee all aspects of operations across a multi-property portfolio in Washington, DC, ensuring strong financial and operational performance.
- Lead, mentor, and develop on-site teams (property managers, leasing, maintenance, and administrative staff), setting clear expectations and driving accountability.
- Own full P&L responsibility, including budgeting, forecasting, rent collections, expense management, and variance analysis.
- Partner closely with Asset Management and executive leadership to execute business plans, improve NOI, and identify opportunities for value creation.
- Drive leasing performance through oversight of pricing strategy, marketing initiatives, and occupancy trends across the portfolio.
- Ensure compliance with all local, state, and federal regulations, including Fair Housing, DC-specific requirements, and company policies.
- Act as the primary escalation point for complex resident matters, operational challenges, and risk mitigation.
- Oversee capital improvement projects, including scope development, vendor bidding, contract management, and execution in coordination with ownership.
- Monitor property conditions through regular site walks and audits, ensuring high standards for curb appeal, maintenance, and overall asset quality.
- Support hiring, onboarding, and performance management to build and retain high-performing teams.
- 5+ years of property management experience, with demonstrated success managing multiple sites or a large, complex asset.
- Proven leadership experience managing and developing teams across leasing, maintenance, and operations.
- Strong financial acumen, including experience with budgets, reforecasts, rent roll analysis, and operational reporting.
- Experience operating in an urban, fast-paced market with a focus on performance and resident experience.
- Excellent problem-solving skills with the ability to balance strategic thinking and hands‑on execution.
- Strong communication and organizational skills, with the ability to influence both on-site teams and senior leadership.
- Proficiency with Microsoft Office and property management systems (e.g., One Site, Yardi, or similar).
- Fair Housing Certification (or willingness to obtain).
