Senior Property Manager – Luxury High-Rise | Miami, FL

We are seeking an experienced and highly polished Senior Property Manager to lead operations at a premier 400+ unit ultra-luxury high-rise community in Miami, FL. This is an exceptional opportunity for a hands‑on multifamily leader who understands the Miami luxury lifestyle, knows the resident demographic, and can operate a high‑performing asset independently without heavy oversight.

Key Responsibilities Property Operations & Leadership
  • Oversee all day‑to‑day operations of a 400+ unit luxury high‑rise community
  • Ensure the property consistently delivers a best‑in‑class resident experience
  • Lead, mentor, and develop on‑site leasing, maintenance, and management teams
  • Maintain exceptional curb appeal, amenity presentation, and unit readiness standards
  • Conduct regular inspections of the property, common areas, and vacant units
  • Build strong relationships with residents, vendors, contractors, and ownership
Leasing, Marketing & Resident Retention
  • Develop and execute strategic leasing and marketing initiatives to maximize occupancy and rental income
  • Drive leasing performance through hands‑on leadership and sales coaching
  • Oversee lease renewals and resident retention efforts to minimize turnover
  • Conduct market surveys and competitor analysis to ensure competitive pricing strategies
  • Support and participate in resident events, move‑ins, and VIP resident experiences
Financial & Asset Performance
  • Manage property budgets, financial reporting, and operational forecasting

    Analyze monthly financial statements and prepare ownership reporting
  • Identify opportunities to improve NOI, increase efficiencies, and control expenses
  • Ensure all operations align with ownership goals and asset performance expectations
Compliance & Risk Management
  • Ensure compliance with all company policies and local, state, and federal regulations
  • Maintain adherence to safety programs and risk management protocols
  • Proactively identify and resolve operational issues or potential hazards
Qualifications
  • Minimum 5+ years of multifamily property management experience
  • Prior experience managing luxury high‑rise communities in the Miami market required
  • Experience overseeing 300+ unit apartment communities preferred
  • Lease‑up experience is a plus, though the asset is stabilized
  • Proven success driving occupancy, resident satisfaction, and financial performance
  • Strong leadership skills with the ability to manage teams independently
  • Highly polished, professional presentation and communication style
  • Hands‑on leadership mentality with strong operational instincts
  • Strong understanding of luxury resident expectations and hospitality‑focused service
  • Experience with budgeting, financial analysis, and owner reporting
  • Knowledge of property management systems such as Yardi preferred
  • Proficiency with Microsoft Office Suite, Teams, Zoom, and related technology platforms
