Job Summary

Popeyes Louisiana Kitchen is seeking a Manager, Facilities to join the Company Operations Team at our Miami, Florida corporate office. This role is responsible for overseeing the operations and facilities of our company owned and operated restaurants, ensuring a safe, functional, and efficient environment that delivers a positive experience for employees and guests. The Manager will oversee strategy, vision, and budget management to support the physical environment and workplace initiatives.

• Prioritizing capital expenditure (CAPEX projects) for PLK Company Restaurants.
• Managing vendor relationships and contract negotiations.
• Generating analytics on facilities spend (assets, utilities, water, etc.) to support business decisions.
• Determining building repairs and selecting vendors to accomplish them.
• Building relationships with restaurant leadership and vendors.
• Developing and maintaining preventive maintenance programs and schedules for buildings, equipment, grounds, HVAC, and building support systems.
• Maintaining a network of local and regional service providers, negotiating, reviewing, and executing contracts.
• Defining and preparing specific scopes of work for all ongoing building repairs, improvements, and equipment installation.
• Reviewing proposals, contracts, and invoices to ensure accuracy and value.
• Identifying current and future capital needs and developing capital investment strategies and budget proposals.
• Managing restaurant business licenses to ensure all stores meet requirements.
• Placing and tracking equipment orders.
• Providing continuous improvement ideas and implementing them appropriately.
• Partnering with cross‑functional department initiatives and supporting brand research initiatives.
• Supporting all types of emergency situations, including damage assessments, recovery response, emergency service, and backup utility services.
• Executing and managing capital investment projects while monitoring expenses, budgets, and providing insight, visibility, forecasts, trends, concerns, and opportunities.
• Utilizing a CMMS platform to create, update, prioritize, and close out corrective and preventive maintenance work orders.

• Bachelor's degree in business or related field.
• Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook).
• Knowledge of facilities, vendor and negotiation management.
• Skilled in project management principles and techniques.
• Strong communication skills, both oral and written.
• 3 to 5 years of previous experience; specific experience in Franchise Operations preferred.
• Ability to travel 30-50%.
• 1 to 2 years of experience using a CMMS platform preferred.
