Role DescriptionThe Controller oversees all financial operations for the manufactured housing portfolio, ensuring accurate accounting practices, strong internal controls, and compliance with property management and housing regulations. This role is responsible for financial reporting, budgeting, treasury management, and leading the accounting team in support of both community-level operations and ownership accounts. Acting as a strategic financial partner to ownership and operations, the Controller provides actionable insights and guidance to optimize performance, strengthen financial health, and support long-term business and company growth.
Key Responsibilities- Oversee preparation of monthly, quarterly, and annual financial statements for communities and corporate entities
- Ensure compliance with GAAP and property management reporting standards
- Manage lender, investor, and regulatory reporting, including debt covenant compliance
- Coordinate year-end audits, tax preparation, and ensure timely filings
- Own and manage the Profit & Loss statements for each community and ownership account
- Monitor revenues, expenses, and net operating income, providing variance analysis and actionable insights
- Partner with regional managers to optimize operational efficiency and profitability
- Oversee rent roll accounting, tenant ledgers, security deposit compliance, and collections
- Manage accounts payable/receivable, ensuring accuracy of invoices, vendor contracts, and resident billing
- Monitor operating accounts, reserve funds, and escrow accounts in accordance with state and lender requirements
- Ensure accurate tracking of community-level budgets, capital expenditures, and repairs & maintenance
- Lead annual operating and capital budget preparation across all communities
- Provide financial forecasting and variance analysis to ownership and property management leadership
- Develop cash flow models to support acquisitions, dispositions, and refinancing opportunities
- Supervise and mentor accounting staff, ensuring high standards of accuracy and efficiency
- Oversee the offshore accounting team, ensuring accuracy, compliance, and alignment with onshore leadership while supporting staff development
- Partner with community managers and regional leadership to strengthen financial understanding and accountability
- Provide timely financial analysis to support operational decision-making
- Bachelor’s degree in Accounting, Finance, or related field (CMA preferred).
- 7+ years of progressive accounting/finance experience, with at least 3 years in a leadership or controller role.
- Experience in property management, real estate, or manufactured housing industry strongly preferred
. - Proficiency in property management/accounting software (e.g., Yardi, Real Page, Rent Manager, App Folio).
- Strong knowledge of GAAP and property management regulatory requirements.
- Excellent communication, leadership, and problem-solving skills.
- Deep understanding of community-level financial operations (rent collections, tenant accounting, expense tracking).
- High ethical standards and integrity in managing resident funds and reserves.
