What this job involvesThis position oversees and monitors the operation of critical building systems including refrigeration, emergency backup systems, chillers, and related mechanical/electrical equipment. The role requires analyzing system operations, troubleshooting problems, performing preventive maintenance, and making adjustments to ensure proper equipment function. The position involves working rotating shifts and requires the ability to work independently while maintaining accurate documentation and communication with supervisors.
Your day‑to‑day tasks will include:- Perform annual and semi‑annual preventive maintenance and repair service work on water‑cooled and air‑cooled chiller systems including cooling towers and pumps.
- Perform annual and semi‑annual preventive maintenance and repair service work on high‑and low‑pressure air compressor systems including cooling towers and pumps.
- Possess hands on skills and knowledge to complete required repairs and maintenance on a variety of chiller manufacturers, air compressor manufacturers, cooling towers, pumps, motors using industry standard tools and in accordance with all codes, laws, and regulations.
- Perform preventive maintenance on all base building and critical system equipment with minimal disruption, including assembling tools, completing work, and documenting all activities.
- Assist other mechanics and operators with major repairs and maintenance of building systems and equipment.
- Keep detailed logs, document equipment repairs, close work orders, and provide timely communication to the Chief Engineer or Supervisor.
- Identify, utilize, and operate tools and equipment associated with mechanical systems while completing Job Hazard Analysis and work permits.
- Work in confined spaces, elevated areas, and wear various personal protective equipment including respirators, safety harnesses, and chemical protective clothing.
- Order materials, maintain compliance with safety regulations, and ensure proper storage and disposal of hazardous materials.
- Ability to lift, bend, and move safely with capability to lift 50 pounds.
- Must be capable of overhead work and working at heights without fear.
- Able to work in confined spaces such as closets, crawl spaces, attics, and vaults.
- Required to work off lifts and scaffolds following elevated work standards.
- Must perform work wearing various personal protective equipment including respirators, safety harnesses, chemical protective clothing, and other safety gear.
- Subject to 24‑hour availability and required to work in all weather conditions.
- High school diploma or equivalent.
- Minimum of two years of related trade schooling or two years of work involving chillers and boilers.
- Knowledge of OSHA standards and local codes.
- Proficient with computer‑based systems and programs, including Microsoft Office and Outlook.
- Skilled and physically able to operate electric hand tools, work on ladders, and operate required equipment.
- Ability to operate a motor vehicle and demonstrate ability to comprehend and recognize all job‑related work permits and complete Job Hazard Analysis.
- Capability to work independently with minimal supervision while maintaining safety compliance.
- Minimum of two years of related trade schooling or two years of work experience involving chillers and boilers.
- Knowledge of OSHA standards and local building codes.
- Experience working in a customer service environment and interacting with clients.
- Strong interpersonal skills and ability to work effectively as a team player.
