PositionSummary
The Commercial Purchasing & Operations Manager is responsible for purchasing, material and equipment coordination, job costing, and project administration for commercial construction projects. This role partners closely with Project Managers, field operations, vendors, subcontractors, and accounting to ensure materials are ordered on time, costs are accurately tracked, and required project documentation is maintained.
Key Responsibilities- Create and manage purchase orders for commercial materials and equipment.
- Place equipment and day-to-day material orders and coordinate vendor deliveries.
- Set up commercial projects and maintain required project documentation.
- Review contracts and track change orders and associated costs.
- Maintain accurate commercial job costing and purchasing records.
- Review packing slips and invoices, approve for payment, and track credits and returns.
- Process equipment and material submittals for Project Manager approval.
- Coordinate with the Shop Manager on material and equipment deliveries to job sites.
- Complete project prequalification documents, tax exemption forms, and Certificates of Insurance.
- Maintain subcontractor documentation, including COIs and hold-harmless agreements.
- Assist with permits, drawings, project closeout books, and warranty registrations.
- Maintain employee safety training and certification records.
- Oversee DOT compliance documentation, including driver logs, inspections, and medical cards.
- 3+ years of purchasing, procurement, or project administration experience, preferably within commercial construction.
- HVAC, mechanical, plumbing, electrical, or specialty contracting experience preferred.
- Knowledge of purchase orders, job costing, contracts, change orders, submittals, and construction documentation.
- Strong organizational skills and attention to detail with the ability to manage multiple projects and priorities.
- Proficiency with Microsoft Office and experience with construction, accounting, or purchasing software.
- Strong communication skills and ability to work effectively with Project Managers, field teams, vendors, and subcontractors.
- Base Salary Range: $85,000-$120,000
