I’m recruiting for a hands‑on Maintenance Supervisor to oversee maintenance at a 212‑unit apartment community. This is a working supervisor role: you’ll lead one Maintenance Technician while staying involved in repairs, resident service, turns and the overall condition of the property.
What you’ll do
- Lead, mentor, schedule and support one Maintenance Technician; delegate work orders and inspect completed work.

- Complete routine and emergency work orders, participate in on‑call coverage, and ensure maintenance support is available for emergencies.
- Diagnose and complete HVAC, plumbing, electrical, appliance and pool‑related repairs.
- Coordinate apartment turns and make‑readies, ensuring repairs and services are completed correctly and on schedule.
- Maintain accurate records for preventative maintenance, service requests, expenditures, make‑readies and works in progress.
- Keep the maintenance shop, tools, spare parts and materials organised, stocked and ready for common repairs.
- Work with vendors and contractors, obtain bids where needed, and oversee external services.
- Use maintenance‑management systems on a computer and iPad to update and close work orders.
- Maintain OSHA and safety standards, identify and correct hazards promptly, and lead regular safety conversations with the maintenance team.
- Communicate professionally with residents, prospective residents, vendors and colleagues, delivering a responsive and positive service experience.
What you’ll need
- At least three years’ property‑maintenance experience or relevant equivalent experience.
- Previous experience leading or supervising maintenance staff.
- Strong practical knowledge of HVAC, plumbing, electrical, general repairs and safe use of hand and power tools.
- Valid driver’s licence and a high‑school diploma or equivalent.
- Comfort using computers and maintenance software.
- Knowledge of relevant EPA and OSHA requirements; CPO and EPA/Universal Refrigerant certifications, including R410A, are preferred.
- Ability to work on site five days a week, with flexibility for weekends, holidays, overtime and on‑call coverage.
- Ability to walk the property, climb stairs, bend, kneel, lift and carry supplies up to 50 lbs.
- Medical, dental and vision coverage
- Employer‑paid life and AD&D insurance
- Short‑and long‑term disability coverage
- 401(k) with company match and immediate vesting
- Paid holidays and 3+ weeks of paid time off
- Tuition reimbursement up to $2,000 per year
- Four weeks of paid parental leave
- Employee assistance, pet insurance, legal/ and additional voluntary benefits
