NRG was established in 2015 and is headquartered in Irving, TX with a satellite office in Midland, TX. In May of 2024, NRG started offering Third-Party Property Management Services to its Clients. The Property Management Division has seen great growth and we are looking for the right person to continue delivering first class service.

Position

Summary

The Commercial Property Manager is responsible for the overall management, operation, and financial performance of an assigned portfolio of commercial properties. This role ensures properties are well-maintained, tenants are satisfied, and ownership objectives are met through strong financial oversight, lease administration, and property management.

Key Responsibilities – Property Operations
  • Oversee day-to-day operations of assigned commercial properties (office, retail, or industrial)
  • Conduct regular property inspections to ensure buildings and grounds are properly maintained
  • Coordinate maintenance and repairs with in-house staff and third-party vendors
  • Ensure compliance with safety regulations, building codes, and environmental requirements
  • Develop and implement preventative maintenance programs
Key Responsibilities – Tenant & Lease Management
  • Serve as primary point of contact for Tenants and Owners
  • Maintain positive tenant relationships to support retention
  • Administer leases including rent collections, escalations, reconciliations, and enforcement of lease terms
  • Coordinate tenant move-ins and move-outs
  • Review and approve tenant improvement work as required
  • Prepare and manage annual operating budgets
  • Monitor expenses and identify cost-saving opportunities
  • Review and approve invoices; ensure accurate coding and timely payment
  • Oversee NNN reconciliations and tenant billings
  • Solicit bids and negotiate contracts
  • Supervise vendors to ensure quality and timely performance
  • Maintain service agreements and ensure proper insurance documentation
Key Responsibilities – Asset & Owner Support
  • Assist ownership/asset management with strategic planning
  • Provide regular property performance updates and reporting
  • Support leasing efforts by coordinating with brokers and preparing property information
Qualifications
  • Bachelor’s degree in Business, Real Estate, Finance, or related field preferred
  • 3+ years of experience in commercial property management
  • Experience with office, retail, or industrial properties preferred
  • Strong understanding of commercial leases and property financials
  • Proficiency in property management software (Yardi, MRI, App Folio, or similar)
  • Excellent communication and tenant relations skills
  • Strong financial and analytical abilities
  • Highly organized with strong attention to detail
  • Ability to manage multiple properties and priorities simultaneously
  • Vendor negotiation and contract management experience
  • Problem-solving mindset with a proactive approach
  • Work Environment & Expectations
  • Regular on-site property visits required
  • May require after-hours availability for emergencies
  • Combination of office and field work (~75 mile radius)
