The role involves performing preventive and corrective maintenance, supporting repairs, and assisting with system installations to keep facilities and plants running smoothly.
QualificationsPrimary Role Qualifications
• Minimum 3–5 years of experience in commercial or industrial compressed‑air systems & vacuum pumps.
• Technical, vocational, or on‑the‑job training in the repair of compressed air systems such as Garden Denver air compressors and Decker vacuum pumps.
• Proficiency in electrical schematics and troubleshooting techniques.
Secondary Role Qualifications
• Minimum 2–3 years of experience in commercial or industrial facility maintenance.
• Technical, vocational, or on‑the‑job training in the repair of HVAC, plumbing, and electrical systems.
• Ability to troubleshoot and solve complex HVAC equipment problems.
• Experience with carpentry, drywall repairs, and painting.
General Qualifications
• Current valid driver’s license with a clean driving record.
• Proficiency in Microsoft Office applications (Outlook, Excel, Word).
• Technical proficiency with work order management systems (CMMS) such as Corrigo, MTX, Yardi.
• Current EPA certification or commitment to obtain one.
• High school diploma or GED equivalent required; associate’s degree or vocational/technical school diploma preferred.
• Must pass a criminal background check and hair‑follicle drug screening.

- Technical proficiency with air compressor systems, vacuum pumps, HVAC, mechanical, electrical, and plumbing systems.

- Professional execution of maintenance tasks with accuracy, efficiency, and compliance with safety protocols.
- Sense of urgency & personal initiative to succeed.
- High‑level troubleshooting of air compressor and vacuum pump systems.
- Assist with troubleshooting and repairs of building equipment: packaging and handling machinery, large air compressors, plumbing systems, kitchen equipment, roofs, drains, shop equipment, grounds equipment, and HVAC systems.
- Assist with installation and modification of building equipment and systems.
- Review, create, and maintain work orders with associated paperwork in the digital CMMS.
- Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and paint walls, piping, floors and equipment.
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions and perform reactive & preventative maintenance.
- Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps, and related protection equipment.
- Possess competent knowledge of tools and equipment used in facility and grounds maintenance.
- Coordinate with outside contractors/vendors from sourcing to completion.
- Respond immediately to emergency situations and customer service requests.
- Use technology such as smartphones, tablets, computers, web‑based applications, and building automation systems.
- Comply with applicable codes, regulations, governmental agency, and company directives related to building operations.
- Complete required safety training as scheduled.
- Adhere to company dress code while working and maintain a neat and clean appearance.
The role operates in professional office, industrial/warehouse environments, indoors and outdoors in hot and cold climates. Duties involve using maintenance tools and standard office equipment such as computers, phones, and printers. The technician may be the sole maintenance staff on duty during certain shifts, potentially requiring extended periods of time without relief for priority or emergency activities, shift work, and on‑call duties.
