Maintenance Technician / Mechanic, HVAC Tech / Heating Engineer, Building Maintenance, Plumber
Maintains and repairs various systems and equipment, including heaters, air conditioners, electrical equipment, plumbing, security, fire alarm, and energy management systems; monitors and maintains these systems; and completes necessary documentation of work performed.
- Monitors energy management system (computer operated), including making changes in overall HVAC by data input or deletion and program adjustments as needed.
- Diagnoses problems and repairs heating, ventilation, and air conditioning systems.
- Calibrates and adjusts thermometers and provides routine maintenance and repair work for thermostats.
- Provides routine maintenance and repair work for motors, pumps, and valves.
- Maintains boilers, chillers, cooling towers, and other related mechanical equipment.
- Performs exterior rounds to keep grounds free of debris and presentable.
- Performs installation, repair work, and general maintenance on all forms of electrical equipment.
- Replaces and repairs electrical components such as relays, transformers, electric motors, motor controls, starters, capacitors, and contractors.
- Conducts visual inspections of electrical equipment and components.
- Replaces lamps and repairs equipment in various light fixtures.
- Performs visual inspection of plumbing fixtures, fittings, pipes, and joints.
- Installs, repairs, and maintains restroom lavatories, sinks, and related fittings and fixtures.
- Patches and repairs piping insulation; installs, repairs, and maintains electric water coolers, reverse osmosis units, chilled water‑cooling systems, and sewage ejectors.
- Replaces acoustic lay‑in ceiling tiles.
- Performs carpentry work as required.
- Maintains fire alarm systems and components.
- Completes work logs, work orders, and documentation of work and services performed.
- Cleans and maintains roof drain lines and gutters.
- Patches and repairs vinyl composition tile flooring and vinyl or rubber base covers.
- Completes the Facilities Department Education Program.
- Adheres to county and departmental policies and procedures.
- Maintains county‑issued vehicle and equipment in clean, good working condition.
- Maintains regular, timely attendance.
- Accomplishes additional responsibilities assigned by the Facilities Maintenance Supervisor.

High school graduation or equivalent, plus three years of relevant experience or trade school credentials.
Must have and maintain a valid, clear driving record.
Previous knowledge or willingness to learn maintenance and repair of heating, air conditioning, and plumbing systems.
Previous knowledge or willingness to learn to read schematic diagrams (plumbing, HVAC, electrical); operate computers, including modifying program settings; identify chemicals and refrigerants; write work orders and daily logs; identify part numbers and order correct parts; maintain organized filing system; perform mathematical calculations; communicate effectively, both orally and in writing; and establish and maintain effective working relationships with co-workers and the public.
