Position:
Leasing Agent
- Midlothian
Salary- $18
A leasing agent (or leasing consultant) acts as the primary liaison between property managers and prospective/current tenants, aiming to maximize occupancy and revenue. They are responsible for advertising, showing units, processing applications, signing leases, and handling resident renewals, requiring strong customer service, sales, and communication skills.
Key Responsibilities- Marketing & Sales:
Advertise vacancies, respond to leads (email, phone, text), conduct property tours, and close leasing agreements. - Resident Screening:
Process rental applications, verify income/references, and perform credit/background checks. - Lease Administration:
Prepare, sign, and renew lease agreements, ensuring compliance with
Fair Housing laws. - Administrative Duties:
Maintain accurate resident files, update property management software (e.g., One Site, Pivotal), and collect deposits and rent. - Resident Relations:
Handle resident complaints, coordinate maintenance requests, and implement resident retention programs. - Market Awareness:
Survey competitive properties, keep current on market trends, and maintain a high standard of curb appeal for model units.
Skills and Qualifications
- Communication:
Exceptional verbal and written skills for interacting with prospective residents and negotiating terms. - Sales Ability:
High level of professionalism with strong, persuasive sales techniques. - Technology:
Proficiency in MS Office and property management software. - Detail-Oriented:
Strong organizational skills for managing lease documentation. - Schedule Flexibility:
Often requires working weekends and evenings.
