The Park at Salisbury – a pet‑friendly apartment community in Midlothian, VA, near US‑60 and less than 30 minutes from Richmond, VA. The community offers renovated apartments with one, two, and three‑bedroom options and modern amenities.

This full‑time, non‑exempt position reports directly to the Property Manager and involves maintaining a safe, welcoming environment for residents.

• Ensure timely and thorough completion of all resident service requests, including after‑hours and emergency needs, as part of a rotating on‑call schedule.
• Execute unit turnovers and make‑readies for new residents to meet move‑in deadlines with high‑quality standards.
• Proactively maintain the exterior and common areas, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies, promptly reporting hazards or safety concerns.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Collaborate closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain a professional uniform and appearance at all times.
• Perform other responsibilities as assigned by management.

• High school diploma or equivalent (required).
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances (strongly preferred).
• EPA Certification (Type I and II) preferred; may be required.
• Basic computer skills, including maintenance management software and email.
• Strong problem‑solving skills and effective communication.
• Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl; must lift/move loads up to 50 lbs. and use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on‑call duties.
