Position Overview

The Building Engineer is responsible for performing and managing routine building maintenance tasks across one or more of Gardner's commercial properties. This role requires hands‑on expertise in multiple building systems — including HVAC, electrical, plumbing, and general mechanical — and the ability to coordinate contractors, manage preventative maintenance programs, and deliver a first‑class experience for building tenants.

Duties & Responsibilities
  • Respond promptly to tenant service requests, maintaining exceptional customer service and professional relationships with all building occupants.
  • Troubleshoot and resolve maintenance issues involving electrical, mechanical, plumbing, and equipment systems.
  • Perform preventative building maintenance and make necessary repairs on an ongoing basis.
  • Perform routine electrical repairs, including replacing light bulbs, fluorescent lamps, LEDs, ballasts, and power supplies.
  • Inspect and repair structural building components including walls, flooring, roofing, lighting, and installed fixtures.
  • Schedule and manage contractors for building improvements, repairs, and capital projects.
  • Purchase supplies, equipment, and materials needed to complete assigned projects efficiently.
  • Assemble and move furniture; hang pictures and marker boards; set up tables and chairs for tenant needs.
  • Repair and replace door hardware, handles, and locking mechanisms.
  • Patch and paint interior walls and perform general cosmetic upkeep.
  • Maintain and organize preventative maintenance tracking logs and work order systems.
  • Operate and monitor Building Automation Systems (BAS) for HVAC controls.
  • Maintain up‑to‑date building schematics, system documentation, and compliance records.
  • Support and train other maintenance team members to develop skills and enhance team capabilities.
  • Available for on‑call shifts and to work extended hours, nights, weekends, and holidays as needed to ensure adequate building coverage.
  • Respond to after‑hours emergencies including fire, flooding, severe weather (snow and ice removal), power outages, and other urgent situations.
  • Travel within the Utah portfolio as required to support facility needs.
  • Perform snow removal, trash pickup, and exterior site maintenance as needed.
  • Complete all other maintenance tasks as directed by Gardner Company management.
Education & Experience
  • High school diploma or GED required.
  • Minimum four to five (4–5) years of experience in facilities or building maintenance.
  • Commercial property experience strongly preferred.
  • HVAC, Plumbing, or Electrical certification preferred.
  • Experience operating Building Automation Systems (BAS) for HVAC controls.
  • Background as a licensed or journeyman tradesman (electrical, plumbing, HVAC, or mechanical) is highly recommended.
  • Valid driver's license and clean driving record required.
  • Must be authorized to work in the U.S. without requiring company sponsorship.
Knowledge, Skills & Abilities
