Position Summary

Service Technician for a stabilized, mid‑rise property with 216 units.

Schedule:

Tuesday through Saturday with on‑call duties.

Essential Responsibilities

Complete work orders from resident requests and perform preventative maintenance, diagnosing defects, and making repairs in accordance with company policies, procedures, safety standards, and code requirements.

Finish the “make‑ready” process for vacant apartments: conduct pre‑move‑out inspection, create a punch list, schedule vendors, procure supplies, complete tasks, and inspect finished work.

Access and obtain materials, supplies, equipment, and tools from the property’s maintenance department, track inventory, return unused items, and notify the supervisor about re‑ordering needs.

Complete documentation and paperwork accurately and timely so service requests are properly recorded and tracked.

Assist in maintaining grounds, common areas, and amenities: pick up trash, pressure‑wash breezeways and pool areas, perform general cleaning, and paint curbs and signage as required.

Support cost‑cutting and expense‑control programs by repairing rather than replacing parts, conserving materials and supplies, and using tools and equipment correctly.

Other Responsibilities

Participate in safety meetings, complete required training in OSHA and other safety laws, and report accidents and incidents promptly and accurately.

Inspect contractor, vendor, and service provider work to verify quality, scope, and specifications where required.

Conduct routine and periodic property inspections to identify safety and risk management concerns and communicate physical needs to management.

Physical Demands

Incumbents must stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work may be performed inside and outside in all weather conditions. Incumbents must be able to push, pull, lift, and carry up to 25 pounds independently and 50 pounds with assistance. Occasional travel may be required, and a flexible schedule including evening, weekend, and holiday call duties is required.

Required

Licenses or Certifications

EPA certifications Type1 andII or Universal for refrigerant recycling (for Certified Service Technicians).
All certifications required by state and local jurisdictions (for all Service Technicians).
Valid driver’s license to operate a golf cart on property where applicable.

Qualifications

1–2years of related experience. Experience with Yardi and Happy Co property‑management systems preferred.

Compensation

Hourly rate: $22.12–$25.00 (Milpitas). Eligible for bonus programs and 401(k) with company match up to 6% after 6months of service.
