Job Description

The Construction Superintendent leads all on-site activities for a large-scale, garden-style multifamily apartment project, ensuring the work is executed safely, on schedule, within scope, and to high quality standards. This role oversees daily field operations, coordinates subcontractors and logistics, manages project documentation, and serves as a key liaison between the field, internal teams, and project stakeholders. The Superintendent drives project success through strong leadership, proactive problem solving, and a client-focused, solution-oriented mindset.

Responsibilities

+ Manage and oversee all on-site construction activities in alignment with project documents, ensuring work meets quality standards and is completed on time.

+ Develop, maintain, and enforce both short- and long-term project schedules to keep the project on or ahead of schedule.

+ Coordinate subcontractor labor, site logistics, and material deliveries to ensure a clear, efficient workflow and minimize downtime.

+ Lead regular project meetings with internal teams, subcontractors, and external stakeholders to review progress, address issues, and align on next steps.

+ Maintain seamless communication with owners, subcontractors, and internal staff, ensuring that information flows accurately and promptly.

+ Manage project documentation, including Requests for Information (RFIs), submittals, and meeting minutes, and ensure timely distribution and follow-up.

+ Review drawings, specifications, and contracts to verify compliance with project requirements and identify potential issues early.

+ Drive the successful completion of punch lists and quality control processes, ensuring a high-quality finished product.

+ Enforce strict safety standards on site, promoting a zero-tolerance approach to unsafe practices and maintaining a secure, compliant job site.

+ Anticipate and identify potential issues in the field and provide practical, timely solutions to keep the project moving forward.

+ Collaborate closely with multiple internal departments, demonstrating a team-first mindset and effective cross-functional coordination.

+ Guide, direct, and coordinate multiple activities and crews simultaneously, maintaining control over daily field operations.

+ Plan and organize work effectively, prioritize tasks, and ensure deadlines and milestones are consistently met.

+ Represent the company in a professional, client-oriented manner while also protecting project and company interests.

+ Prepare and deliver reports and presentations as required, clearly communicating project status, challenges, and solutions.

Essential Skills

+ Minimum of 5+ years of experience managing large-scale construction projects as a site superintendent.

+

Experience with multifamily or garden-style apartment construction projects.

+ High school diploma or equivalent combined with journeyman-level trade experience, or a technical certificate or engineering degree from an accredited college.

+ Strong scheduling abilities, including developing and managing short- and long-term project schedules.

+ Proven experience coordinating subcontractors, site logistics, and material deliveries on active construction sites.

+ Demonstrated ability to guide, direct, and coordinate multiple activities and teams at the same time.

+ Excellent organizational skills with the ability to plan projects and jobs, prioritize work, and consistently meet deadlines.

+ Deep knowledge of construction means and methods and the ability to envision the finished product from the project's inception.

+ Strong leadership skills with the ability to drive field operations and maintain high performance standards.

+ Excellent verbal and written communication skills in English, including the ability to interact effectively with owners, subcontractors, and colleagues, and to write and read reports.

+ Ability to lead and participate in project meetings and make clear, concise presentations when required.

+ Client-focused approach, balancing client needs with project and company objectives.

+ Proven problem-solving skills with the ability to anticipate issues and implement effective solutions.

+ Journeyman-level trade background that supports practical field decision-making.

+ Technical certificate or engineering degree from an accredited institution is preferred.

+ Experience stepping into an active project and quickly learning existing conditions, processes, and schedules.

+ Ability to visualize the end product early in the project and align field activities to achieve that vision.

+ Strong client service orientation, demonstrating professionalism and responsiveness in all interactions.
