About the RoleThe Project Manager
- Restoration is responsible for leading complex restoration, preservation, and adaptive reuse projects from preconstruction through closeout while serving as a trusted partner to our clients. This role ensures projects are delivered safely, on schedule, within budget, and to the highest quality standards. In addition to project execution, the Project Manager actively cultivates strong client relationships to drive repeat business, long-term partnerships, and overall customer satisfaction.
The Project Manager
- Restoration reports to the Vice President and works closely with leadership, assistant project managers, superintendents, and field personnel across all Berglund Construction operations.
Project Management & Execution
- Manage all phases of restoration and preservation projects from award through final completion.
- Develop and maintain project schedules, budgets, procurement plans, work plans and production controls.
- Lead project teams including superintendents, subcontractors, consultants, and internal support staff.
- Coordinate sequencing and logistics for projects with complex phasing, tight access, or occupancy requirements.
- Conduct regular job site visits to monitor progress, production, quality, and safety.
- Oversee project closeout, punch list completion, and warranty follow-up.
Restoration & Preservation Expertise
- Oversee work involving historic masonry, stone, terra cotta, facades, structural stabilization, and specialty restorative scopes.
- Collaborate closely with preservation architects, engineers, conservators, and regulatory agencies.
- Ensure compliance with historic preservation standards, project specifications, and applicable guidelines.
- Identify existing conditions, assess risk, and proactively resolve unforeseen field conditions.
Client Relationship Development & Business Growth
- Serve as primary point of client contact and trusted advisor for clients.
- Build and maintain long‑term relationships through proactive communication and responsiveness.
- Identify opportunities for additional services or future projects with existing clients.
- Lead AOC (owner, architect and contractor) meetings, consultant coordination meetings, and internal project reviews by preparing and presenting project updates, cost forecasts, and schedule milestones.
- Represent the company in a professional manner at client meetings, networking events, and industry functions.
- Ensure a high level of client satisfaction by anticipating needs, resolving concerns promptly, and delivering positive overall project experience.
- Collaborate with leadership to support repeat business and referral opportunities.
- Manage and prepare project budgets and cost forecasts.
- Review subcontractor bids and negotiate contracts.
- Approve invoices and manage pay applications.
- Track change orders and ensure proper documentation.
- Monitor job cost reports and maintain profitability goals.
Safety, Quality & Compliance
- Champion jobsite safety and ensure adherence to company and regulatory safety standards.
- Implement quality control processes specific to commercial construction work.
- Identify potential risks and implement mitigation strategies.
- Maintain accurate project documentation, permits, and reporting.
- Develop production goals and track progress throughout the project.
