What you do
The Senior Construction Project Manager is part of our Building Technologies & Solutions business at Johnson Controls. The role includes leading large HVAC Equipment delivery, startup, commissioning and integrated systems testing for construction projects in North America. Project values range from $1 to $100M or more. The manager ensures profitable execution of assigned projects, meeting on‑time, on‑budget, within scope, and maintaining positive cash flow.
The role requires close collaboration with owners, sales executives, program managers, HVAC equipment operations managers, and other teams to provide sales support early in project development and to drive value engineering, risk assessment, and scope enhancement.
- Act as the primary project leader for execution teams, developing schedules and ensuring adherence to plan.
- Evaluate contractual scope, client‑issued bulletins, field directives, and scheduling changes.
- Pursue additional work through change orders, prepare proposals, negotiate settlement price, and secure customer acceptance.
- Manage costs, billings, and collections; complete project billings accurately and timely.
- Maintain profitability goals and positive cash flow.
- Review and interpret contract terms and conditions.
- Analyze financial reporting and project schedules to proactively address problems.
- Communicate project progress, issues, and financial status to management.
- Utilize Microsoft Project to track job progress and risks.
- Manage risks and establish recovery plans when required.
- Resolve disputes with minimal escalation.
- Negotiate, prepare, and issue subcontracts.
- Ensure document controls comply with contract requirements and JCI standards.
- Oversee construction compliance with specifications, local codes, and installation techniques.
- Manage selection, ordering, and delivery schedules of materials.
- Develop and maintain long‑term relationships with customers, consultants, prime contractors, and subcontractors.
- Attend job progress meetings and coordinate expectations with subcontractors.
- Coordinate with CMS, HVAC Installation Manager, Systems Team Leader, and Branch Mechanical Project Team Leader for resource allocation.
- Ensure field team engineering and commissioning meet established standards.
- Facilitate escalation of product‑related problems and support region management and sales in development efforts.
- Coordinate customer‑training requirements.
- Interface with and provide direction to truck‑based teams for mechanical projects.
- Perform sales support activities early in the audit process and self‑perform cost estimating, scheduling, and project management as needed.
- Minimum eight years of direct project management experience in the building construction industry.
- Experience with mechanical retrofits, HVAC controls, BAS management, fire management, and security management systems.
- Desire to obtain PMI/PMP certification within two years of employment.
- Strong verbal and written communication skills, including the ability to explain technical material to non‑technical audiences.
- Proficiency in project management software and financial accounting systems.
- Strong computer skills in MS Office (Excel, Word, PowerPoint, Project), Adobe Writer, Visio, and Windows.
- Willingness to travel and execute projects outside of assigned geography.
- Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, Architecture, or an Associate’s Degree with equivalent experience.
- Preferred experience managing complex projects with multiple subcontractors and scopes of work.
- Preferred PMI/PMP certification.
HIRING SALARY RANGE: $90,000 – 120,000 USD – Salary determined by education, experience, and market data. This position includes a competitive benefits package.
