Property Prep LLC is a Milwaukee‑based facility services company providing commercial janitorial, apartment turnover, building maintenance, and exterior/grounds services to property owners and managers across the metro area. We’re hiring a Facility Services Manager to lead our field operations and serve as the primary point of contact for our clients. This is a senior leadership role. You’ll own two things: ensuring work gets done right and keeping clients informed.
That means directing our field crews day to day, maintaining subcontractor standards, ensuring quality, and building client relationships that drive retention and referrals.
A lot of this job is coordination. We rely on a network of subcontractors to deliver the bulk of our work, and our internal field techs are the glue that holds it together: they handle the small items and one‑off needs that clear the way for larger projects. You’ll orchestrate all of it. You’ll report directly to the CEO and have primary input on hiring and firing decisions.
WhatYou’ll Do
- Lead and manage field crews across multiple service lines: commercial janitorial, apartment turns, facility maintenance, snow removal, and grounds.
- Manage our small internal field team and hold our subcontractor network accountable to scope, schedule, and quality standards.
- Own client relationships: regular communication, site walkthroughs, issue resolution, and proactive updates.
- Hire, train, schedule, and hold field staff accountable to performance and quality standards.
- Attend bid walkthroughs and help scope new work.
- Conduct site inspections and quality checks to ensure work meets scope and client expectations.
- Keep snow removal subcontractors operating within our dispatch guidelines during the winter season.
- Coordinate with ownership on staffing, scheduling, and operational priorities.
- Identify and elevate client concerns before they become problems.
- Track job completion, supply usage, and crew productivity using our job‑management software.
- Experience in facility services, commercial maintenance, janitorial, or a closely related field. This is a senior position; you should already know how to run an operation, not learn on the job.
- Demonstrated experience managing field crews and holding people accountable, including subcontractors who don’t report to you directly.
- Strong client communication skills. You’re comfortable owning a relationship, not just taking orders.
- Strong technology skills. You’ll work daily in our job‑management platform (Simpro), Google Workspace, and AI tools to keep schedules, job statuses, and client communication organized and current.
- Organized and self‑directed, able to manage dozens of active accounts without close supervision.
- Valid driver’s license and a clean driving record. You’ll travel regularly across Milwaukee, Waukesha, and Washington counties, occasionally into Ozaukee and Racine.
- Familiarity with apartment turnover operations and/or commercial building maintenance is a strong plus.
This is a full‑time, on‑site role based out of our Downtown Milwaukee office. A typical schedule is roughly 8 a.m. to 5 p.m., Monday through Friday. Nights and weekends are not a regular expectation, except for the summer apartment‑turnover push. There are six dates each year that demand all hands:
May 31, June 1, June 30, July 1, July 31, and August 1. If one of those falls on a weekend and you work it, you take a comp day during the week.

- You report to the CEO, you drive hiring decisions, and your recommendations carry weight.
- Salary of $75,000 to $100,000, based on qualifications and experience.
- Annual performance bonus.
