Senior Mechanic – Mechanical Maintenance

Under the general direction of the Service Manager, the Senior Mechanic–Mechanical Maintenance organizes and guides the service activities of a team of Maintenance Mechanics. Responsibilities include leading the zone team effort in reactive maintenance, troubleshooting heating, ventilating, air conditioning, kitchen equipment, and other mechanical, electrical and plumbing systems. The zone team also takes charge of building services emergencies during weekdays, holidays, and weekends.

The Senior Mechanic provides technical assistance and guidance to customers, contractors, and project managers as needed and assists the Preventative Maintenance team with scheduled preventive maintenance and re‑laming.

Responsibilities
  • Prioritize and lead team effort in diagnostics, maintenance, and repair on heating, ventilation, air conditioning, commercial refrigeration, plumbing, kitchen equipment, and other mechanical/electrical systems. Inspect components, calibrate system controls and thermostats, and ensure optimum efficiency and performance.
  • Oversee process water system preventive maintenance, including seasonal chiller condenser tube cleaning and cool tower cleaning and startup treatment. Perform hydronic heating closed‑loop system testing and treatment, and minor plumbing and electrical repairs.
  • Develop and update task lists in accordance with manufacturers’ Operations & Maintenance Manuals and industry best practices. Maintain the TMA electronic work order and scheduling system, entering new equipment data and deactivating equipment no longer in service.
  • Conduct daily Building Automation System checks and adjustments, and process communication via email, voicemail, and work orders. Oversee parts procurement and tool maintenance for the three‑member Maintenance Mechanics team.
  • Adhere to all safety procedures, including lock‑out/tag‑out, MSDS warnings, required PPE, and OSHA requirements. Report unsafe conditions or equipment hazards.
  • Assist Service Managers, colleagues, and contractors with consultation and system information.
  • Work weekends and holidays in a scheduled rotation with other mechanics.
Required Knowledge,

Skills and Abilities
  • Technical courses in building automation, HVAC, commercial refrigeration.
  • High school diploma required.
  • Valid driver’s license with satisfactory driving record.
  • Five years of experience in building equipment maintenance or equivalently and advanced training.
  • Advanced understanding of mechanical, electrical, plumbing systems, control strategies, and operations principles.
  • Proficiency in preventive maintenance for HVAC equipment, cooling towers, water lines, boilers, steam generators, ducts, motors, pneumatics, filters, shaft alignment, and swimming pool filtration systems.
  • Knowledge of federal, state, local codes and regulations for preventive maintenance.
  • Understanding of occupational hazards and safety precautions.
  • Working knowledge of control systems strategies and layouts.
  • Ability to follow lock‑out/tag‑out and PPE procedures and work at heights using ladders, aerial work platforms (boom lifts, scissor lifts, telescoping lifts).
  • Ability to pass a standard half‑face mask respirator fit‑test and work for extended periods in the associated environment.
Preferred Knowledge,

Skills and Abilities
  • Associate Degree or certification in building environmental systems or equivalent.
  • Participation in technical training courses involving plumbing, electrical, and mechanical systems.
