Pay or shift range: $80,000 USD to $97,000 USD The estimated range is the budgeted amount for this position. Final offers are based on various factors, including skill set, experience, location, qualifications and other job-related reasons.
DescriptionThis position is responsible for providing timely and accurate financial statements and accounting support for the commercial property portfolio, including one third-party managed property. Customer satisfaction will be achieved by ensuring property management and ownership accounting information is organized, processed, and distributed in an accurate and timely manner. This position will serve as a key accounting partner to Commercial Property Management and will provide accounting leadership through strong analytical support, process improvement initiatives, and collaboration across departments.
Financial Statement Preparation and Review:
Responsible for the monthly preparation and review of the general ledger, balance sheet and operating statements for assigned commercial properties for reasonableness and accuracy. Reconciles control accounts to subsidiary documentation and prepares general ledger adjusting journal entries at month end. Completes all month-end close responsibilities and publishes financial statements and budget variance reports for internal management and ownership reporting. Maintains responsibility for full cycle accounting functions from balance sheet activity through statistical entries.
Accounts Receivable and Tenant Accounting:
Responsible for tenant ledger reconciliations, accounts receivable receipt applications, detailed review and follow-up of aging reports, calculation of late fees, and resolution of tenant account discrepancies. Works closely with Property Management to ensure tenant balances are accurate and collection efforts are timely and properly documented.
CAM Reconciliations and Lease Administration:
Reviews and processes annual and periodic CAM reconciliations for accuracy and completeness. Maintains working knowledge of commercial leases, rent rolls, expense recoveries, and lease provisions impacting tenant billing and financial reporting. Processes tenant billbacks and assists with interpretation of lease language as it relates to accounting functions.
Financial Analysis/Budgeting:
Assists Property Management with budget preparation and provides financial analysis to support operational decision-making. Processes real estate tax appeals and tracks related financial impacts.
Balance Sheet Reconciliations and File Maintenance:
Prepares and maintains accurate balance sheet reconciliations and supporting documentation. Complies with identified standards for organization and retention of month-end and year-end financial/accounting records maintained by the department.
Organizational Management:
Applies knowledge of commercial real estate accounting to evaluate established controls and standardized procedures, identifying opportunities for improvements and increased efficiencies within the department. Maintains written documentation of policies and procedures pertinent to position responsibilities.
Customer Service:
Maintains positive working relationships with Commercial Property Management and Accounting staff to address reporting and operational needs. Prepares accounting schedules routinely and as requested by internal management or external reporting requirements. Demonstrates responsiveness, professionalism, and a customer-service focused approach in all interactions.
Strategic Partnership:
Expected to provide input and strategic solutions to assist business partners in driving revenue, profitability, operational efficiency, and overall property performance. Collaborates with Property Management to proactively identify and resolve financial and operational issues.
