Director of Preconstruction Services (DPS)

The Director of Preconstruction Services will provide leadership, guidance, training, platform, controls and monitoring for Preconstruction, Estimating and Project Management staff across all regions. The role includes oversight of preconstruction, estimating and procurement functions, and the strategic promotion of DB, IPD, and preconstruction services to support sales and client engagements.

Responsibilities
  • Ensure team members understand expectations, hold them accountable for performance, provide regular feedback, delegate appropriate tasks, and recognize achievements.
  • Elevate the level of preconstruction services delivered on projects by establishing pursuit best practices; developing templates, tools, and processes for accurate scoping, scheduling, and budgeting during the preconstruction phase.
  • Provide design‑management skills and supporting materials (e.g., Design Scope/Estimate Log), cost history, and market data for accurate estimating from concept to detailed levels.
  • Define and deliver procurement strategies, intuitive tools, and training to support the above functions.
  • Champion Design‑Build and IPD project delivery methods internally and externally, promoting competitive pricing and procurement strategies.
  • Provide continuing education in building systems and sell the value of preconstruction/design‑management services in project pursuits.
  • Balance and leverage workload across all regions for Preconstruction and Estimating staff.
  • Share best practices and lessons learned across all regions.
  • Identify, define, and manage national positions needed for Preconstruction and Estimating (e.g., estimate template administrators, MEP specialists, cost analysts).
  • Assess and promote professional development for direct reports.
  • Implement and hold the team accountable to corporate goals and initiatives.
Qualifications
  • Four‑year college degree in construction management or construction engineering.
  • Minimum 10 years construction experience, including 5 years in a preconstruction role.
  • Proven ability to manage teams successfully and profitably.
  • Estimating background with experience in conceptual estimating.
  • Strong presentation skills, able to make effective and convincing presentations.
  • Advanced knowledge of construction quantities and methods, building types, estimating, scheduling, cost control, and material pricing.
  • Ability to prioritize and balance big‑picture and immediate responsibilities.
  • Active listening skills, valuing others’ opinions and acknowledging contributions.
  • Capability to train, manage, and hold staff accountable to achieve results aligned with corporate plans.
  • Thorough understanding of Design‑Build and IPD delivery processes.
  • Deep knowledge of value design and budget control during planning and design phases.
  • Strong grasp of architectural, engineering, and construction processes.
  • Ability to balance costs and aesthetic quality (no “slash & burn”).
Compensation

The base salary will vary within the anticipated range based on the final location of the position and the selected candidate’s knowledge, skills, and abilities.
