The ideal candidate is an experienced commercial construction estimator with a strong understanding of developer-led projects and the ability to provide accurate conceptual budgets during the earliest phases of design.
Responsibilities
- Lead conceptual estimating and preconstruction efforts for commercial development projects.
- Prepare detailed conceptual budgets, schematic estimates, design development estimates, and final construction estimates.
- Perform quantity takeoffs and comprehensive cost analyses.
- Review drawings, specifications, and project documents to identify risks, opportunities, and cost-saving solutions.
- Develop and present value engineering recommendations while maintaining project quality and design intent.
- Collaborate with owners, architects, engineers, consultants, and internal project teams throughout the preconstruction process.
- Solicit, evaluate, and level subcontractor and supplier proposals.
- Develop scopes of work and assist with bid packaging and procurement strategies.
- Maintain historical cost databases and market pricing intelligence.
- Mentor junior estimators and contribute to continuous improvement initiatives within the estimating department.
- Participate in client meetings, budget reviews, and project strategy discussions.
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred (or equivalent industry experience).
- 8+ years of commercial construction estimating or preconstruction experience with a general contractor or construction manager.
- Experience estimating developer-led commercial projects from conceptual design through GMP development.
- Strong understanding of commercial construction methods, building systems, and current market pricing.
- Experience with conceptual estimating, value engineering, cost modeling, and budget validation.
- Proficiency with Bluebeam, Microsoft Office Suite, and digital takeoff/estimating software.
