Overview
Ryan Companies US, Inc. has an immediate career opportunity for a Senior Mechanical Preconstruction Manager to join our National Mission Critical team. The role focuses on preconstruction and estimating leadership for the Mechanical scope of work.
Responsibilities- Work with project managers to develop conceptual and detailed estimates at varying stages of design for the Mechanical scope.
- Scope, compare and select subcontractors based on best value and project requirements.
- Solicit subcontractor pricing and evaluate for budgeting and bid proposals.
- Perform quantity take-offs of all Mechanical systems.
- Record final estimates and maintain cost history.
- Provide preconstruction expertise to the architectural and construction team including value design, costs, schedule, procurement, and project pursuits.
- Assist in training Cost Engineers and Project Management staff.
- Provide direction and understanding for the Mechanical project scope, market pricing, and resources.
- Assist clients and developers with conceptual budgets.
- Communicate scope inclusions, exclusions and delineation points to team members.
- Assist the field team to develop early project schedules.
- Evaluate construction means and methods for schedule and cost impacts.
- Work with architects, engineers, consultants and commissioning agents for early project planning and design evaluation.
- Identify temporary Mechanical system needs for projects.
- Provide constructability reviews for the Mechanical scope.
- Assist with early Mechanical subcontractor agreement negotiations and change requests.
- Develop contacts and build relationships with potential clients.
- Make formal sales presentations to prospective customers.
- Bachelor’s degree in Engineering, Architecture, Construction Management or equivalent experience.
- At least 10 years of experience in the commercial/mechanical construction industry (Mission Critical Data Center experience preferred).
- Experience with early procurement of scopes/equipment.
- Experience evaluating sustainable initiatives for Mechanical Systems.
- Proficiency with CSI and Uniformat II work breakdown structures.
- Ability to perform quantity take-offs and summarize data meaningfully.
- Working knowledge of DESTINI Estimator, Microsoft Excel, OST, and Bluebeam.
- Strong communication and customer focus, high professionalism, honesty and integrity.
- Mission Critical Data Center project experience.
- Preconstruction experience with a Mechanical subcontractor.
- Understanding of construction means and methods, building types, and procurement methods.
- Salary range $140,000 - $180,000, subject to location and qualifications.
