* Job Description:

** Ryan Companies is hiring a Maintenance Engineer to execute preventive maintenance, demand and general repairs, and adjustments to building systems, equipment, and fixtures as required. This role serves a downtown Minneapolis, MN class A office tower, adjoining retail mall, and parking ramp, ensuring satisfaction for both tenants and the building owner. Participation in an on-call rotation is a requirement of this position.

* What you will do:

*** This is a first shift position, with standard hours of Monday through Friday, 9:00 a.m. to 5:00 p.m.
* Perform preventive maintenance duties on building equipment and systems as scheduled
* Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment, or property
* Respond to, evaluate, and complete tenant service work orders in a timely and professional manner
* Work with the property manager and chief engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordination
* Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily.
* Monitor energy system equipment, adjust set-points as needed, and record actions and time associated daily
* Ensure Fire/Life/Safety equipment is performing as designed
* Participate in on-call, after-hours, and weekend work when necessary
* Complete all Ryan Companies required training and safety programs
* Provide exceptional customer service and exceed expectations
* Lead by example in alignment with the Ryan values with staff and co-workers
* Possess a proactive and collaborative, solution-oriented approach
* Is self-motivated and works well in a team environment. Treats co-workers with respect and deals with conflict in a constructive manner.
* Demonstrates accuracy and timeliness in all documentation of work orders, projects, time sheets
** Who you are:
*** Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions
* Ability to prioritize workload while remaining flexible to a changing environment
* Comprehensive knowledge of energy management systems
* Proficiency with Microsoft Office and computerized maintenance management systems
* Excellent customer service skills
** You will really stand out if you have:
*** 2+ years of experience in the operation of commercial buildings and equipment.
* High School Degree or equivalent.
* Two-year technical degree or equivalent.
* Hold regional or local licensing/certifications to operate a building.
* Participate in on-call, after-hours and weekend rotation.
* Basic computer skills.
* Excellent verbal communication skills and a helpful attitude when interacting with building occupants.
* Valid driver's license, clear driving record, basic knowledge of computer applications and ability to lift 100 lbs.
* Ability to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions.

* Preferred Qualifications:

*** Universal CFC, SMA, SMT, LEED certification, others as applicable preferred.
* Microsoft 365 Software experience
** Compensation:
** The annual salary range is $65,000.. The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities.
