The Property Tax Senior Manager oversees Managers/Staff to provide property tax compliance, consulting, and appeal services for assigned clients. The Senior Manager maintains existing client relationships and focuses on property tax management and minimization opportunities. The Senior Manager leads the team in preparing annual property tax filings, reviews and evaluates appeal positions, makes appeal recommendations and manages the appeal process for Ryan clients.
This work includes enforcing policies, standards and guidelines, researching tax issues, reviewing valuations of real and personal property, negotiating settlements related to assessment reduction, and the preparation and presentation of assessment appeals and supporting litigation. The Senior Manager is responsible for creating positive team member experiences, which lead to excellent client service and drive revenue and profit for the Firm.
and Responsibilities
- Create a positive team member experience.
- Respond to client inquiries and requests from tax authorities.
- Manage and monitor all aspects of the annual property tax cycle for assigned real and personal property accounts.
- Demonstrate superior knowledge in the annual compliance process, valuation techniques, assessment reviews, jurisdictional expertise, and client industry expertise.
- Schedule, coordinate, and lead all status calls and client presentations and consistently update clients on recent activities including compliance, reviews, appeals and status of engagements.
- Lead the review and management of client audits conducted by tax jurisdictions.
- Attend hearings, settlement conferences, and negotiations through settlement.
- Review and manage client contract terms, scope of services and fees.
- Manage client billing and ensure timely collection of receivables (less than 90 days).
- Supervise and provide guidance to team and act as mentor to new Managers.
- Ensure team compliance with Firm policies, practice guidelines, and standards.
- Give timely performance feedback to team members and address, document, and escalates performance issues.
- Ensure workload is properly distributed among team members and hold them accountable for completion of assigned projects.
- Actively involve in business development of new clients, maintaining existing clients, and focusing on cross‑selling efforts.
- Participate actively in professional organizations and seek speaking opportunities and writing articles to build eminence.
- Perform other duties as assigned.
- University Degree, College Diploma, or equivalent in Accounting, Finance, Business Administration, Economics, Real Estate, Business Management or related field with MBA, MST or JD required.
- At least seven years of property tax related experience.
- Candidates with appropriate valuation designations preferred.
- Demonstrated leadership, problem‑solving, and strong verbal and written communication skills.
- Ability to prioritize tasks, work on multiple assignments, and manage ambiguity.
Intermediate knowledge of Microsoft Word, Access, Excel, PowerPoint, Outlook, and internet navigation and research.
Certificates and Licenses- Valid driver’s license required.
- Manager should maintain professional designations such as Certified Member of the Institute (CMI), Certified Commercial Investment Member (CCIM), or equivalent, and keep active in professional organizations at local and national levels.
This position directly supervises employees in the Property Tax practice and carries out supervisory responsibilities in accordance with the Firm's policies and applicable laws.
Location and CompensationMinneapolis, MN – Salary: $138,000 – $185,350. Certain roles may be eligible for incentive compensation.
