We are seeking an experienced property management professional who sees compliance not just as paperwork, but as a critical part of providing stable affordable homes to join our Operations Recovery Team/Roving Team as a Compliance and Applications Specialist. This roving, in‑person role supports properties through the Twin Cities metro. The Compliance and Applications Specialist will provide hands‑on application processing and compliance support to Aeon’s apartment communities, working to meet occupancy and regulatory benchmarks.
This position reports to the Portfolio Director.
- Gather, verify, and accurately document income, assets, living history, and other required information during the rental housing application process
- Ensure files are complete, accurate, and compliant with applicable affordable housing regulations
- Work closely with site teams to improve application turnaround times and occupancy performance
- Support compliance and the site team with affordable housing programs including LIHTC, Tax Credit, HOME, and Project‑Based Section 8
- Prepare recertification notices
- Complete full certifications and recertifications including collecting all required documentation
- Maintain proper filing systems and ensure documentation meets audit standards
- Organize and compile information from multiple sources for accurate reporting
- Respond professionally and promptly to residents, applicants, and management inquiries
We’re looking for a detail‑oriented professional with strong critical thinking skills who can adapt to changing regulations and build effective working relationships with staff and residents.
- Previous property management experience with affordable housing programs such as Tax Credit (LIHTC) and Project‑Based Section 8
- Strong computer literacy, including experience with Yardi, Fortress, or other property management systems
- Exceptional organizational skills and attention to detail
- Strong interpersonal communication skills with a culturally responsive approach
- Ability to multitask, prioritize, and work effectively in a fast‑paced environment
- Demonstrated ability to compile information from multiple sources to ensure regulatory compliance
- Strong work ethic, sound judgment, and commitment to excellence
- Commitment to learning and participating in Aeon’s diversity, equity, and inclusion efforts
- Experience working with individuals impacted by mental health challenges, substance use, poverty, long‑term homelessness, or trauma is a plus
- Physical Requirements:
- Ability to lift up to 10 lbs.
- Ability to reach above and below shoulder height.
- Ability to sit and stand for extended periods.
- Ability to conduct property tours and inspections, including walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
- Ability to file documents and enter data for extended periods.
- Ability to work in varying external weather conditions.
The pay range for this position is $25–$30/hr depending on experience and skillset. Aeon offers a comprehensive benefits package that includes medical, dental, vision, life insurance, short‑term and long‑term disability, retirement plan, generous paid time off, and an employee assistance program. This full‑time position follows a Monday – Friday schedule from 8:30 AM to 5:00 PM. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property‑related responsibilities.
This is an in‑person role based at the property, with occasional work at Aeon’s Central Office, training facilities, or other properties as needed.
