Maintenance Technician – Facilities and HVAC Job Description
This role supports two GMP lab and office facilities by performing preventive and corrective maintenance on HVAC and building systems. The maintenance technician troubleshoots and repairs equipment, completes preventive maintenance tasks, documents all work using digital tools, and provides responsive customer service to building occupants. The position is heavily focused on preventive maintenance and general facility upkeep to ensure safe, reliable, and efficient operations.
Responsibilities- Perform preventive maintenance (PM) and repairs on HVAC equipment, including rooftop units (RTUs), air handlers, chillers, boilers, and related systems.
- Maintain and repair facility infrastructure such as lighting, plumbing, garage doors, and general building finishes including tiles, doors, and paint.
- Conduct routine inspections and general facility upkeep across two GMP lab and office buildings to ensure systems operate safely and efficiently.
- Troubleshoot mechanical, electrical, and plumbing issues, identify root causes, and implement effective repairs in a timely manner.
- Use building automation systems (Niagara
4), tablets, and laptops to monitor equipment, complete work orders, and accurately document maintenance activities. - Provide responsive customer service to building occupants, addressing comfort issues, maintenance requests, and facility concerns professionally.
- Rove to the Saint Paul facility as needed, focusing on customer support, documentation, and completion of assigned maintenance tasks.
- Walk extensively throughout the property, averaging 12,000–15,000 steps per day, to complete inspections, PMs, and service calls.
- Participate in an on-call rotation with other technicians after the initial training period, responding to after-hours facility needs as required.
- Follow GMP and site procedures while working in lab and office environments, maintaining clean, orderly, and safe work areas.
- At least 1 year of facilities maintenance experience in a non-residential environment.
- Hands-on experience with HVAC systems, including rooftop units, air handlers, chillers, boilers, and cooling towers.
- Ability to perform preventive maintenance and repairs on facility systems such as HVAC, plumbing, lighting, and basic carpentry-related building finishes.
- Familiarity with building engineer or facility maintenance roles and responsibilities in a commercial or institutional setting.
- Competence in using building automation systems, including Niagara 4 or similar platforms, for monitoring and control.
- Ability to use tablets, laptops, and digital tools to complete work orders and maintenance documentation accurately.
- Physical ability to walk 12,000–15,000 steps per day and move throughout large facilities to perform inspections and service tasks.
- Strong troubleshooting skills for mechanical, electrical, and plumbing issues, with a focus on safe and effective repairs.
- Customer service mindset, with the ability to interact professionally with building occupants and respond to facility needs.
- Willingness to participate in an on-call rotation after an initial training period.
Skills & Qualifications
- Boiler and HVAC certifications are a plus and strongly support success in this role.
- Experience working with a combination of chillers, air handlers, RTUs, and cooling towers is strongly preferred.
- Facility maintenance within GMP, lab, or similar regulated environments is beneficial.
- Experience with basic carpentry tasks such as repairing tiles, doors, and interior finishes.
- Familiarity with garage door operation and maintenance in a commercial facility setting.
- Comfort using mobile devices and computers for communication, work order management, and recordkeeping.
- Ability to work independently across multiple sites while maintaining clear communication with the broader facilities team.
